The Vice President Real Estate Development is an important position within NexCore. The employee will have a wide range of responsibilities in the development of ground-up develop healthcare projects throughout the country. The Vice President Real Estate Development role is to develop and execute strategic initiatives to enable NexCore and our client partners in achieving successful, mutually profitable projects.



  • Develop, negotiate, and manage development project deal points throughout the project cycle, from pre-award through delivery
  • Assist in investigating and evaluating feasibility of potential projects including market, site feasibility, entitlements, and project economics
  • Serve as the client liaison and relationship manager
  • Attend and actively participate in client and team meetings; maintain positive and productive relationships, and effectively communicate with all project stakeholders to mitigate risk and maximize profitability
  • Build and maintain relationships with hospital and health system decision makers; keep informed of market conditions and understand legislation that could affect the healthcare real estate industry
  • Participate and lead in the generation of proposals, presentations, and interviews to secure new development opportunities
  • Negotiate with clients, brokers, community leaders, and other stakeholders to create the best product for the market while providing financial solutions that generate successful results and maximize profitability
  • Oversee all aspects of a development transaction, including leasing and physician recruitment
  • Supervise, plan, organize, direct and coordinate multidisciplinary teams; engage Company professionals to work collaboratively to deliver projects
  • Manage the tasks of various parties involved in the purchase or lease of property
  • Provide strategic recommendations to further the mission of NexCore



  • 10 or more years working as a developer in the health care sector preferred
  • Undergraduate degree in business, real estate finance, development, or related area of study required; graduate degree in business, real estate, finance, or law desired
  • Strong healthcare industry knowledge, including regulations and trends
  • Excellent negotiation skills
  • Proven project management expertise
  • Proficient financial analytical skills necessary to understand development financials and deal structures, including development pro forma, ownership structures, lease rates, cap rates, and construction budgets
  • Excellent verbal and written communication skills and the ability to communicate effectively across disciplines
  • Ability to understand complex legal documents (letters of intent, development agreements, ground and space leases, purchase and sale documents, etc.) and articulate risks
