This isn't a back-office underwriting seat — you'll be on the ground with brokers and owners, building the relationships that surface the best off-market deals, then taking those deals from first call to closing table. If you want real ownership over your markets, your pipeline, and your deals, this is that role.This position is hybrid, with an expectation of minimum two days per week in the office, balancing in‑person collaboration with   travel (60%) to target markets. What You'll OwnSource deals through a broker, owner, and lender network you build and own — on-market and off.Underwrite and model acquisitions, from first look through Investment Committee approval.Run point on due diligence, negotiations, and closing — coordinating attorneys, lenders, and consultants.Become the go-to market expert brokers call first when a deal fits our box.Partner with asset management and construction to hand off deals set up to win.What You Bring5+ years in real estate acquisitions, with multifamily and/or industrial deal experience.Sharp underwriting instincts — advanced Excel and Argus Enterprise fluency required.A track record of sourcing and closing deals directly with brokers and sellers.A negotiator's mindset and a closer's follow-through.Bachelor's degree in Real Estate, Finance, Business, or related field (MBA/MSRE a plus).Willingness to travel up to 60% to be where the deals are.Compensation &amp; Benefits$125,000–$150,000 base salary, commensurate with experience, plus performance-based incentive opportunities (based on personal and department objectives). Senior Consultants collaborate with EPS Principals, staff, and partner firms to complete consulting assignments related to urban issues such as affordable housing, equitable urban investment, real estate market and feasibility studies, transit-oriented development, economic development, fiscal and economic impacts, and open space and conservation economics. Senior Consultants work as a project managers and analysts and are directly engaged in directing and completing project research, data analysis, analytical interpretation, and reports and presentations. People in these positions also contribute to and lead marketing and competitive proposal efforts to generate business for the firm. Candidates for these positions need to be able to conceive project direction and strategy, develop scopes of work, and successfully complete projects in our practice areas independently with strategic direction and oversight from Principal consultants.We have a hybrid work environment with flexible hours, with a focus on in-office collaboration. We require three days per week in the office and allow two days of work from home per week, with other allowances for periodic remote work away from the home/office region.Qualifications and SkillsMaster’s degree in urban and regional planning, urban economics, real estate, public policy, or related field preferred.
