                <description><![CDATA[Olympus Ventures LLCAsset Manager                                                                                    POSITION DESCRIPTION:                                                            Olympus Ventures LLC (“Olympus”) is a private investment company that oversees a diverse commercial real estate portfolio consisting of core, core-plus, value-add, and development assets spanning industrial, office, healthcare, multi-family, self-storage, and mixed-use properties. Real Estate is owned directly or through joint venture co-investments with qualified operating partners and are geographically dispersed nationally in primary and secondary markets. POSITION SUMMARY: The position will play a key role on the real estate team, working across the industrial platform, supporting the asset management team with property-level financial analysis, forecasting, and reporting. The position will perform a wide range of functions including, but not limited to, oversight of third-party service providers performing property management, administration of leases and contracts, coordination of refinancing transactions, reporting of operations, hold/sell analysis, and lease analyses.  PRINCIPAL ACCOUNTABILITIES:       The primary duties and responsibilities of this position include the following: Assist in the creation of asset plans that incorporate the investment analysis and acquisition strategy with the leasing, operational, and financial components of the assets to maximize the financial performance and value of each asset. Monitors operations and implements actions to achieve expected returns.Underwrites assets to facilitate an internal decision regarding hold, sell, or refinance and makes appropriate recommendations to senior management. Develops, recommends, and helps implement cost effective approaches for portfolio management, procedure/systems, and productivity improvements. Manages ongoing performance, calculations, and productivity standards for each asset in portfolio. Administers budgeting and forecasting, expense controls/overhead analysis, and conducts periodic reviews of actual vs. budgeted financial results.Create and review annual financial budgets for each property with third party property managers.Manages relationships with various internal and external investors.Works collaboratively with third-party property management, brokers, key tenants, and others in the real estate community. Helps develop and implements property marketing strategies and assists with overseeing leasing to ensure portfolio expectations are met. Conducts market research and links with strategic objectives.Develops and maintains relationships with the broader commercial real estate community.Analyzes market data and competitive properties to ensure leasing rates reflect changing market conditions. Assists where needed in the acquisition and disposition of assets within the portfolio.Provides recommendations for improving asset performance and efficiency. Other duties as assigned.    QUALIFICATIONS/REQUIREMENTS:  ·         Candidates for this position must be able to demonstrate:Strong organizational skills with the ability to prioritize and juggle multiple projects simultaneously. The ability to make timely decisions supported by sound analysis, experience, and judgment.The ability to consistently meet internal deadlines, sometimes requiring extended work hours.Self-motivated and able to work independently, as well as part of a team. Excellent communication and interpersonal skills. Strong finance/analytical skills and problem-solving ability.
