SFP has approximately $300mm of assets under management, with a growing pipeline of projects across the United States.When properly implemented, student housing is more than a physical facility; it is a strategic asset that supports recruitment, retention, and student development while providing institutions with an alternative revenue stream beyond tuition and state funding.Through our unique ownership, financing, and operating structure, SFP partners with colleges and universities, developers, property managers, and owners to deliver high-quality housing through alternative financing models. Our projects are typically funded through tax-exempt bonds, and excess cash flow is returned to our institutional partners through scholarships, contributions to general funds, and reinvestment in campus residential facilities.Interested and qualified candidates should submit their resume and cover letter.Position SummaryThe Asset Manager is responsible for the operational and financial performance of SFP’s real estate portfolio, which includes student housing, parking, retail, and related assets for other higher education constituents.This role works directly with the SFP Executive team and closely with both third-party property managers and our college/university partners. The core focus of this position is to develop and implement operational strategies, monitor performance, support capital planning, and ensure each property achieves its financial, physical, and mission-driven objectives.Individuals in this role will have the opportunity to engage with some of the nations leading real estate companies, such as Asset Living, Cardinal Group, Coastal Ridge, Corvias, Gilbane, Greystar, Huntington, KeyBanc, Jeffries, and RBC.Key ResponsibilitiesMonitor property performance including occupancy, leasing trends, revenue, expenses, and net operating incomeReview monthly and quarterly reporting packages and deliver variance analysis and actionable recommendationsPrepare monthly executive summaries for internal and external stakeholdersServe as the primary liaison with third-party property managers and colleges/universities to drive operational improvements and achieve annual business plansReview and provide input on annual operating and capital budgetsAssess operational performance through a variety of proprietary tools and analysesAnalyze property cash flow, reforecasts, and long-term financial projectionsAssist in developing and prioritizing capital improvement plansMonitor capital projects for scope, schedule, and budget adherenceApply AI practically to accelerate problem solving and technical analysesSupport relationships with university partners and prepare reporting for stakeholdersEnsure compliance with financing agreements, regulatory requirements, and nonprofit obligationsAnalyze market data, student demand trends, and competitive positioningSupport due diligence, transaction structuring, and pre-development activities for new construction or acquisition opportunitiesPresent clear and concise updates to a variety of stakeholders, including capital partners, operating partners, Board members, and the general publicQualifications – RequiredBachelor’s degree in Real Estate, Finance, Business, or a related field3–6+ years of relevant experienceExperience in student housing property management or operationsStrong financial analysis and Excel skillsExperience reviewing property-level financial statements and budgetsAbility to manage multiple assets and prioritiesQualifications – PreferredExperience with higher education institutions and/or real estate affiliated with colleges and universitiesExperience working with third-party property managersFamiliarity with real estate principles, municipal bond financing, compliance, and/or structured real estate partnershipsLocation &amp; Work EnvironmentBased in Columbus, OhioHybrid work environment with flexibility for remote workPeriodic travel to portfolio properties and partner campuses as neededCompensation &amp; BenefitsSFP offers a market-competitive salary commensurate with experience and a comprehensive benefits package, including:Salary range of $115,000 - $125,000Medical, dental, and vision coverageRetirement planGenerous paid time offProfessional development supportWhy Join SFP?At SFP, a 501(c)(3) non-profit organization, real estate is a tool to advance higher education, expand opportunities for students, and strengthen campus communities.
