Their investment strategy is focused within tier one high-potential target markets selected based on their extensive operating experience as well as their proprietary elite market selection framework.Position Overview: Our client is seeking an Asset Manager to join their Retail team. The Asset Manager is responsible for maximizing the value and performance of a portfolio of retail real estate assets through strategic planning, financial oversight, and operational execution. This role will oversee all aspects of asset performance, including leasing strategy, capital improvements, budgeting, and property management. This position will work cross-functionally with internal teams, such as property management, construction, and finance, as well as external partners and vendors, to ensure assets are positioned for long-term success in line with ownership objectives.Responsibilities: Lead asset strategy for retail investments with the goal of maximizing asset values predominantly throughout the Sun Belt.Develop and implement property-specific value enhancement plans, assess operating performance versus business plans and retail industry benchmarks, and evaluate capital investments to drive NOI and asset appreciation.Oversee the lease-up and re-tenanting of new and existing retail developments, ensuring optimal tenant mix and alignment with market demand.Manage and collaborate with internal retail property management teams; conduct regular site visits to ensure operational excellence, adherence to brand standards, and proactive risk management.Lead the annual budgeting process and business plan development for each asset; oversee operating budgets, control expenditures, and communicate any material variances or unbudgeted impacts.Collaborate with the Acquisitions team on retail acquisitions, redevelopments, and dispositions, providing input on asset strategy and long-term positioning.Manage investor and partner relationships by delivering tailored reporting, conducting property tours, and communicating asset performance updates in coordination with property management and finance.Conduct hold/sell analyses and long-term strategic assessments for each retail property to guide decision-making and capital deployment.Collaborate cross-functionally with internal teams including property management, marketing, construction, legal, finance, and senior leadership to ensure alignment and execution of business goals.Assist with the overall direction of property operations, pricing, capital investment, and assessment and strategy related to market conditions and asset positioning.Effective, 360 degree written and verbal communication with property staff, internal and external funds management and administration.Qualifications: Minimum of 5 years’ experience in retail asset management.Ideally 7-15 years of experience in asset management.Strong working knowledge of property management operations, vendor oversight, and retail marketing strategies.Knowledgeable and experienced in commercial lease negotiations.Excellent leadership and communication skills; ability to influence without direct authority.Candidates MUST have excellent analytical skills.Proficiency with Excel models, experience with ARGUS, cash flow modeling, valuations, and underwriting.Must be self-motivated, critical thinker, enthusiastic, inquisitive, detail oriented.Strong attention to detail.Ability to travel on a monthly basis is required.]]></description>

You are running part of the strategy.If you have ever looked at a market and thought the consensus was wrong, or looked at a deal and thought your firm was thinking about it all wrong, this is the seat for you.Who We AreWe are a family-led real estate firm. Our roots are in South Florida residential development — single-family subdivisions, townhouses, and land plays sourced through relationships built over decades. We have also developed and currently operate a multifamily asset, which gives us live operating experience on the asset class, not just development experience. The firm is evolving. Land is scarcer. The market is harder. The product mix is shifting. We are building a sourcing engine that combines disciplined underwriting with modern AI-driven workflows, and we are doing it as a small team that moves fast. You will track markets, brokers, operators, deal flow patterns, and macro signals to tell us where we should be looking next. You will define what we are actually watching — cap rates, rent growth, absorption, new supply, off-market flow, broker activity, time-to-close. Not vanity metrics. Real decision-making signals. You will own reporting on these across our active markets and emerging targets.Deal evaluation through a market lens. When a parcel or property lands on our desk, you will not just underwrite it in isolation. You will tell us whether it fits the market thesis, whether the product type is right, whether we should pivot, sell to redeploy, or pass entirely. You will think about every deal in context.Financial modeling and capital structure. You will build proformas for SFH development, townhouse projects, multifamily value-add, and land plays. You will think through the capital question on every deal — bank debt, LP capital, JV, or some combination — and make it attractive to the right partner.The model on every deal in the pipeline. Not just the ones you source. You will inherit, rebuild, and maintain the financial model on every active deal we have — current basis, updated assumptions, current return profile, scenario sensitivities. When we ask whether a deal still makes sense in today’s market, the answer comes from your model. When we need to decide whether to pivot product, sell to redeploy, or hold, the model you maintain is the foundation of that conversation.Investment memos and capital materials.
