Job Description – Vice President of Construction

Office Location: Hermosa Beach, California

Beach City Capital is a private Real Estate Investment firm headquartered in Hermosa Beach, CA. Beach City Capital focuses on executing the development and/or repositioning of multi-family, Mixed Use, Co-Living, Micro Unit and other commercial assets primarily in the Los Angeles marketplace.

Position Summary:

Beach City has an exciting opportunity for a talented professional to join our development team in Hermosa Beach as a VP of Construction. The ideal candidate has 5 years’ experience in the development of 50-300 unit multifamily projects with a firm understanding of Development Strategy, Architecture/Design and Construction Management.

As VP of Construction, you will be responsible for managing the development and oversight of projects from ROM, RPF, Hard bidding, GC section through GMP negotiations, construction and closeout. The VP will be responsible for ensuring that projects meet budget, schedule, contractual, and budget goals. You will oversee project communications, track schedules, review construction delivery, drawings, RFIs, evaluate and coordinate building systems, and review and respond to code compliance issues.

The ideal candidate should have at least 5-10 years of experience within the construction or building design industry. This is a fantastic opportunity to further develop your project management skills and gain direct exposure into real estate development and design in startup environment.

Primary Responsibilities:

Project Management

  • Manage all phases of projects, including GMP procurement, project kick-off, scheduling, design and construction administration, budgets, and coordinate all internal and external resources with subcontractors, vendors and consultants
  • Monitor, Create and maintain project schedules
  • Provide weekly project status reports (financial, schedule, Q/C)
  • Lead project team meetings and oversee all project communications - including RFIs, submittals, invoices, change orders, punch-lists and all construction related documentation
  • Develop and maintain all project logs and tracking tools - flow charts, checklists and templates
  • Coordinate, direct, monitor, and inspect the activities of the Subcontractors and Suppliers
  • Receive and review the Subcontractors Daily Reports of work done and labor and material employed

Safety and Inspections

  • Ensure that all required permits or licenses have been obtained, and that all required safety notices are posted
  • To cooperate with, and direct when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies
  • Verify that each Subcontractor has completed his contractual requirements as condition precedent to beginning his work at the jobsite. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program

Budget

  • Deliver quality projects on time and on budget
  • Negotiate contracts and fees, coordinate bidding process, project cost estimates and manage value engineering strategies
  • Provide cost saving solutions and negotiate contractor change orders.

Summary of Qualifications & Requirements:

  • Masters of Construction Management or Bachelor’s Degree in Engineering or equivalent
  • Licensed General Contractor or Proven track record of bringing construction projects in on time and within budget
  • Excellent practical knowledge of design and construction methods
  • Experience in cost estimation and negotiating, creating bid packages, contract awards, and cost reports
  • Proficient in estimating, scheduling, quality control, progress reports, progress billing, design review and coordination, cost reporting, and proposal preparation
  • Experience developing Architectural and Engineering Documents
  • Ability to organize, plan and manage multiple activities to accomplish desired results
  • Ability to multi-task and work with minimal supervision
  • Ability to effectively make sound decisions under tight deadlines
  • Strong technical aptitude and analytic skill
  • Must be team oriented and be able to lead productive, multi-discipline meetings
  • Act in a manner of integrity that shows support for the company, its values, and the employees, while maintaining constant focus on meeting/exceeding requirements and expectations

Position Type and Expected Hours of Work:

This is a full-time position. Salary will be compensated based on experience. Please inquire range during first interview.
