The Real Estate Development Manager will support Direct Real Estate Team in all aspects of its development projects including financial analysis and modeling, project management, due diligence, legal oversight, budgeting, design management, construction, and leasing and reports to the Managing Director, Development.

The Company is a team of 30+ investment and operations professionals who provide fiduciary stewardship a $6.3 billion endowment portfolio. The goal is to provide a stable source of funding for current operations and to preserve and grow the purchasing power of the endowment to benefit future generations. The team oversees asset allocation, selects and terminates investment managers, monitors the portfolio and reports to the Board of Directors. At 40%, the returns on investments are the single largest contributor to the annual budget.

Real estate comprises 13% of the endowment including investments in funds, joint ventures and directly owned properties. Approximately half of the real estate investments are direct investments and half are indirect. All real estate assets held by the endowment are for-profit.  Our direct real estate initiatives are focused on two major Texas development projects

Over a 10-year period, Company and  development and investment partners will commence and execute more than 3 million square feet of mixed- use projects across 16 acres  including office, residential, retail and public outdoor components. A current project involves the adaptive reuse of a former retail space into a 300,000 square foot hub of innovation. Separately,  Company and its development partners will be redeveloping  a 20-acre retail district  into a vibrant mixed-use space including new residential units, office space, hospitality, and upgraded retail and dining options. Both projects will be reflective of other high- profile initiatives across the country that incorporate walkable living, entertainment and work- spaces in urban neighborhoods.

 

 Specific responsibilities:

  • Represent Company's position as the ground lessor and/or Joint Venture Partner in the development of large scale, mixed use projects in Houston
  • Work with senior management to lead all aspects of a development: financing, entitlement / government approvals, public relations, design management, leasing / marketing, and construction
  • Manage the repositioning of small-scale existing assets
  • Oversee a team of external consultants
  • Work with an external design team and real estate operations team to lead the programming and activation of open space within an urban district
  • Perform financial analysis and due diligence for current land holdings and development opportunities
  • Coordinate and collaborate with Asset Management team on existing real estate holdings
  • Oversee the redevelopment of area infrastructure including parking garages, utilities and public open space
  • Lead acquisition efforts when deemed prudent to support the broader District vision
  • Lead the preparation of internal asset-level business plans and reports including annual operating plans, financial forecasts and strategic plans
  • Monitor construction costs, budgeting and the timeline of deliverables
  • Research and analyze market and competitive property activity
  • Effectively communicate relevant project information to Company leadership
  • Collaborate with  team and external consultants focused on public interfacing and community engagement

CANDIDATE PROFILE

  • Minimum of seven years of progressively responsible real estate development project management experience
  • Integrity, impeccable ethics and a belief in Company mission
  • Experience across property sectors (preferred)
  • Outstanding quantitative, financial analysis, and modeling skills are mandatory; Argus knowledge preferred
  • Previous management of full cycle development projects
  • Strong project management skills with ability to manage multiple priorities and meet deadlines
  • Experience managing a range of external consultants and vendors
  • Experience structuring and working within Joint Venture partners. Strong preference for experience in ownership representation
  • Experience with complex ground leases (preferred)
  • Proven leadership capacity
  • Commitment to dense, urban, walkable district development
  • Self-starting personality and ability to work well with limited direction
  • Strong oral and written communication skills
  • Organizational skills and flexibility relative to changing demands and priorities
  • Ability to interact effectively with partners, intermediary third parties, finance and marketing professionals, contractors, and governmental agencies
  • Highly developed problem-solving skills
  • BS or BA degree required; MBA or MS in Real Estate Development a plus
