Acquisitions Associate

Xebec Realty Partners is an industrial real estate development and investment firm dedicated to the creation of wealth for its community of investors by providing institutional quality opportunities.

We focus on top tier logistics markets in the U.S. with major port and intermodal infrastructure generating positive investment returns and impact on local economies.  As our new Acquisitions Associate you will be responsible for managing and implementing a variety of projects in support of the Acquisitions team.

What you need for this position:

  • Bachelor’s Degree in Real Estate or related field, Master’s Degree preferred
  • Excellent research, analytical, and organizational skills
  • Effective verbal and written communicator
  • Proficiency in Excel and Microsoft Office Suite (Word, PowerPoint, Outlook), Argus

 

What you'll be doing:

  • Develop and foster relationships with the brokerage community in targeted markets
  • Source new investment opportunities based on a given set of criteria
  • Maintain and grow opportunities through brokers, owners, operators, attorneys or existing company clients
  • Participate and oversee the due diligence process to include: underwriting, bidding, negotiating and closing real estate acquisitions (industrial, and land) which fit the business plans of the firm with a concentration/focus on the Dallas/Fort Worth Texas market. Clients are both institutional and private.
  • Responsible for presenting and interacting with ownership and senior management
  • Responsible for generating letters of intent, negotiating purchase and sale agreements and title policies, creating due diligence budgets, coordination and execution of the due diligence checklist, packaging due diligence for investment committee, review of closing statements, final coordination and compliance for closing and funding of transactions.
  • Creation or evaluation of all financial analysis based on discounted cash flows, or return on cost metrics in Argus or excel formats.
  • Prepare internal reporting related to acquisitions including the acquisition pipeline, agenda’s or any other reporting per the CEO and VP of Acquisitions instruction.
  • Create and maintain an electronic library of offering memorandums, market trends, comps, and submarket/product type quarterly research reports.
