The Lighthouse Group, LLC is a boutique, private equity real estate firm in West Los Angeles specializing in value-add and distressed multifamily real estate acquisitions throughout the United States. The current Lighthouse portfolio includes over 4,700 units which it manages through its subsidiary, Lighthouse Property Management, Inc.

 

Job Description:

The Junior Acquisitions & Asset Management Analyst position requires a highly motivated professional that is capable of:

Acquisition Duties:

  • Review offering memorandums and conduct rent roll & financial statement analysis for potential acquisitions
  • Conduct property level & submarket level due diligence
  • Assist with physical due diligence inspections
  • Assist in underwriting an acquisition target
  • Conduct macro level economic & apartment industry research to identify new markets for investment

 

Asset Management Duties:

  • Conducting financial analysis to identify inefficiencies or value-add potential within our existing portfolio’s operations
  • Asset Management projects relating to the efficient management of the existing portfolio
  • Provide oversight of leasing objectives, operating budgets, and capital projects
  • Develop, implement and monitor investment strategy for each asset
  • Analyze business plans and annual budgets
  • Review monthly financial performance of each asset
  • Prepare financial and operational reports for each asset in the portfolio
  • Maintain quarterly asset management reports which include actual vs. budget comparisons and narratives regarding changes in business plans & objectives
  • Complete hold/sell recommendations annually
  • Develop a CapEx ROI analysis for each property under renovation
  • Manage disposition process (analysis, timing, strategy, preparation)
  • Support the Acquisitions team in the analysis of new investment opportunities
  • Drive analytics and track Key Performance Indicators for each asset in the portfolio on a regular basis
  • Assist with loan refinancing (update loan packages, correspond with lenders, obtain third party inspection reports, etc.)
  • Work cohesively with in-house Property Management, Construction Management, and Accounting teams.

 

Candidate Requirements:

  • Passion for real estate
  • Bachelor’s degree in real estate, finance, math, business, economics, or accounting
  • Minimum 1-2 years of direct experience in multifamily and/or commercial real estate (college internship experience will be considered).
  • Knowledge of financial concepts and real estate investment analysis
  • Strong analytical, quantitative, problem solving and communication skills
  • Advanced proficiency in Microsoft Office (Excel, Word, PowerPoint, Outlook)
  • Advanced proficiency with complex formulas in Excel (i.e. index match, lookups, IF statements, etc.)
  • Solid knowledge and experience with VBA/Macros and advanced Excel graphing
  • Previous experience with Yardi & Rentlytics (preferred)
  • Ability to travel (approximately 2-3 days per month) for routine site visits, asset management trips, and new acquisition inspections
  • Be self-motivated, have the ability to prioritize, meet deadlines, possess a great attitude, and work well in a team environment
