JOB SUMMARY

We are seeking a passionate, creative, and technically proficient Project Manager to join us in a dynamic and collaborative constructive atmosphere in the senior living industry.  The Project Manager is responsible for successfully managing the construction and design projects assigned to them. This position has the responsibility for day-to-day management of project operations including client relationships, subcontractor and staff management. This position ensures the job is completed on time, on budget, safely, and with quality in partnership with the Senior Vice President of Development & Acquisitions.

POSITION DESCRIPTION

 

Communication:

  • Act as the main point of contact between the owner, architect, engineers, subcontractors and MorningStar project team members.
  • Build and maintain relationships with clients, architects and subcontractors to ensure an exceptional experience.
  • Identify the core goals of the owner, and ensure the project team understands them.
  • Promotes MorningStar policies and procedures to the highest level of ethics and professionalism.

 

Project Management:

  • Perform all project management duties including schedule management, change management, budget management subcontractor management, owner/architect relations, owner billings, provide monthly job forecast reports, typical project documentation, project closeout, etc.
  • High level of problem solving abilities; anticipate, identify and resolve challenges according to the best interest of the project
  • Is responsible, along with the SVP, to develop and coordinate construction schedules with an understanding of site restraints and owner needs
  • Lead project team to the common goal through collaboration, encouragement and mutual respect
  • Manage project risk, clearly communicate and document project challenges to leadership and the project team.
  • Have a comprehensive understanding of the contract documents, plans, specifications and construction means and methods.
  • Actively support safety on all MorningStar jobsites

 

QUALIFICATIONS:

  • A minimum of at least 5 years’ experience in project management within a construction environment / commercial real estate development or previous third-party contracting company.  We prefer candidates with multiple family / tenant design or building, office, retail.
  • A Bachelor’s degree in Construction Management, Project Management, Engineering, Architecture, or Business Administration from an accredited university or college.
  • Strong interpersonal skills and ability to work independently and as part of a capable team, assisting and supporting internal and external team members.
  • Ability to work under stressful situations and manage multiple priorities and projects with frequent changes in priorities and project interruptions.
  • Must be proficient in scheduling; proficient in Microsoft Word, Excel, Outlook; proficient in reviewing and understanding all construction documents including building plans and specifications; ability to prepare and review scopes, RFI’s and submittals.
  • Must be willing and able to travel 50-70% to different communities throughout the MorningStar portfolio.
  • The job is located in Denver, Colorado but qualified candidates from other cities in the Western US will be considered.
