The Position and Its Responsibilities

 

As TerraCotta pursues its growth strategy, there is an excellent opportunity for a Loan Originator to help grow with the company.  While based in TerraCotta’s office in El Segundo, CA, the position will be responsible for one or more of the following markets: Los Angeles, Orange County, San Diego, San Francisco Bay Area, Seattle, Portland, Dallas, Denver, and Phoenix.  Reporting to and working directly with the Managing Director of Investments, the Loan Originator will make meaningful contributions to loan production and will achieve success by being supported by a robust marketing and technology framework and an experienced, best-in-class underwriting team.  The successful hire will:

 

  • Report to the Managing Director of Investments;
  • Work with a small team of extremely talented and driven professionals, including the CEO;
  • Be responsible for the production of bridge loans in the range of $5 million-$25 million within a region and/or group of sponsors;
  • Develop and maintain strong long-term relationships with brokers, CRE property owners and sponsors, banks, and throughout the CRE loan community;
  • Screen investment opportunities for fit with the firm’s investment strategies and/or vehicle goals and objectives; Review preliminary loan information and provide initial loan sizing, pricing and terms;
  • Ready to be an advocate for a consultative origination process – understanding and anticipating borrower needs, and structuring loans from the point of view of solving sponsor’s pain points;
  • Have an established network of contacts to source transactions and the ability to create new business channels;
  • Provide valuable insights and ideas on how to improve processes and products;
  • Have a meaningful participation in marketing, services, product, and many other functions; and help develop and optimize the origination machine for a region;
  • Work closely with the underwriting and closing teams to size, underwrite, structure, negotiate, and close CRE loans;
  • Act as the client’s central point of contact with respect to all loan issues.

Qualifications

  • 5-10 years of experience at a CRE loan origination and transaction management experience at an investment manager, debt fund, specialty finance company, bank or similar;
  • Knowledge of fundamental real estate cash flow and valuation analysis for office, industrial, retail and multifamily sectors;
  • Positive, can-do attitude that is geared towards solving the credit issues confronting accomplished sponsors;
  • Be comfortable and adept at prospect calling and acquiring new real estate relationships; track record of significant personal loan origination achievement;
  • Entrepreneurial mindset, strong work ethic, intellectual honesty, sharp intellect, and a dedication to excellent client service;
  • Willingness to be challenged, to learn, work hard, adapt, and to work in a fast-paced, sophisticated, and data-driven environment
  • Ability to skillfully negotiate loan applications and loan documents;
  • Highly organized, efficient, proactive, conscientious and assumes accountability and responsibility for specific performance and work product;
  • Excellent verbal and written communication skills;
  • Ability to travel periodically to Western markets.
