Summary: The primary responsibility for this role is to proactively source, generate, manage, and drive real estate development opportunities for Leopardo to create development fees/disposition profits, but equally important to drive additional revenue and business to our core construction business units. In addition, this position is responsible for attracting equity and debt capital as required to fund deals. This person must possess a detailed understanding of multiple deal structures underlying real estate development and ownership. This role will be responsible to develop metrics and run analysis for the Executive Team to ensure positive value creation.

Essential Duties and Responsibilities:

  • Collaborate with the executive management team while overseeing the full real estate development cycle including deal sourcing/acquisitions, business and market assessment, valuation modeling, deal negotiation, due diligence, execution, and post close performance assessment.

  • Identify trends and demographics that will drive real estate and tenant demand.

  • Build analytical models (using Argus or equivalent), performs financial analysis, and evaluate company and market information to value acquisition opportunities. Provide clear and well-founded recommendations to the executive leadership team.

  • Lead the due diligence process for acquisitions, ensuring deals are appropriately reviewed and cross-functional leaders and senior management are provided necessary and timely access to information.  Lead the conceptual land planning, entitlements and rezoning process if required. 

  • Leverage existing business relationships to attract and place equity and debt capital for projects of all sizes. Raise targeted equity fund for transaction requirements of portfolio.

  • Generate an annual business plan for Real Estate Development at the Company with a focus on market research, target markets and customers, and specific details on investments/transactions required to meet goals.

  • Develop deal structures that are relevant for the risks and value opportunity specific to each transaction. This may include new development, redevelopment, adaptive reuse and/or joint venture opportunities.

  • Identify and structure real estate partnership opportunities which support the company's strategic priorities through interaction with senior business leaders and organic pipeline generation.

  • Collaborate with internal stakeholders and external legal teams to draft and negotiate definitive transaction agreements.

  • Build robust pipeline of potential acquisition targets by developing relationships externally with industry associations, brokers, off market sources and other industry influencers.

  • Act as a subject matter expert on assigned deals, including business model, and supporting valuation and transaction structure.

Education / Experience Requirements:

  • Bachelor’s degree in finance, economics, business or related field required; real estate emphasis preferred. MBA preferred.
  • Minimum of 10 years work experience in the execution of all phases of commercial real estate required, with at least three years of experience dealing with complex real estate transactions.
  • Proven deal-making track record.
  • Expert financial modeling and analytical capabilities for both revenue and cost models.
  • Solid knowledge of financial theory and able to perform financial analysis in a fast-paced environment.
  • Computer proficiency with a strong working knowledge of Microsoft Excel and Argus required. Knowledge of property valuation applications required. 
  • Must be able to travel to markets, meet with owners, developers, brokers and other market participants and inspect properties.

Certifications, Licenses, Registrations: Valid driver’s license is a necessity.

Work is performed mostly in a professional office setting. Some outdoor work may be required in the inspection of various construction sites, land use developments, or occupied facilities. Hand-eye coordination is necessary to operate computers and various pieces of office equipment. While performing the duties of this job, the employee is occasionally required to stand; walk; use hands to finger, handle, feel or operate objects, tools or controls; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; stoop, kneel, bend, crouch or crawl; talk or hear; and smell. The employee is frequently required to drive. The employee must occasionally lift and/or move objects up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

Work Environment: Representative of those an employee encounters while performing the essential functions of this job. 

This job operates in a controlled indoor environment where the noise level is usually quiet. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The employee is occasionally exposed to outside weather conditions. Also, on a project site the environment is occasionally loud.
