As Realty Income’s Real Estate & Leasing Analyst, your strong analytical and communication skills will be chief to the success of the role. Reporting to the Senior Vice President, Asset Management, you will be responsible for supporting the team’s efforts on improving tenant, portfolio, and property-based strategies. Our goal is to maximize portfolio occupancy and rent recapture performance, and you will play a heavy hand in the overall attainment. Your Contribution to the Team Includes:

Provide Analytical Support in the Management of Corporate Retail Tenant Lease Expirations and Renewals

  • Collaborate with team in analyzing and evaluating properties and leases to optimize the value of real estate properties within Realty Income’s portfolio.
  • Assist with resolution of retail credit tenant leases, including (i) lease renewal, request for assignment or sublease, and (iii) lease amendment:
  • Evaluate tenant’s financial performance and review store-level financial profitability
  • Conduct market analysis to affirm re-lease strategy vs. potential alternative opportunities
  • Engage in dialogue, discussions, and negotiations with existing and prospective ancillary review tenants, including cell tower and billboard operators, for purposes of growing rental revenue and adding incremental value.
  • Conduct research, market analysis, property analysis, and tenant unit-level financial analysis for Sr. Analyst, Sr. Director and SVP review, along with team discussions with EVP.
  • Present analysis and materials for review and discuss with Sr. Analyst, Sr. Director, SVP and EVP.
  • Prepare and present Asset Management capital contribution opportunities directly to Investment Committee for final approval.
  • Support the lease negotiations process along with the preparation of LOIs on an as-needed basis.
  • Effectively communicate both internally across teams and externally with brokers and tenants.
  • Collaborate and share quantitative and qualitative information gathered during our tenant lease discussion process with other teams.
  • Manage the team’s Transaction Pipeline renewal projections input and updates.

Manage Responses to Portfolio Inquires

  • Return unsolicited inquiries concerning the existing portfolio on an as-needed basis. Forward any appropriate inquiries for properties under long-term lease which may have Investment Sale or Value Add considerations.

What You’ll Need to be Successful:

  • Bachelor’s degree (B.A.) from a four-year college or university
  • CA Bureau of Real Estate Salesperson license (or ability to obtain within 12 months of hire)
  • Competent knowledge of the use and applicability of cash flows and financial analysis for real estate transactions
  • General understanding of commercial real estate and/or financial statements
  • Proficient in MS Office products
  • 0-4 years of experience in real estate transactions, leasing and disposition, and/or development
  • Interpersonal/communication skills
  • Excellent written and oral communication skills
  • Ability to build and maintain solid relationships
  • Time management skills
  • Must be able to multi-task
  • Prioritizing projects based on level of importance, impact, and effort to complete
  • Ensuring clarity on direction, objective, and deadline to complete before undertaking a task in order to optimize efficiency. Seek full understanding by asking questions as appropriate and referencing materials such as procedures, checklists, user guides or instructional emails.
  • Assessing the most appropriate methods to facilitate bringing a topic or issue to a potential resolution

Organizational skills

  • Strong organizational, prioritization, and follow-through skills
  • Project-managing transaction-related activities
  • Must demonstrate high level of attention to detail when necessary, without missing the bigger picture

Analytical skills

  • Proficient knowledge of Excel, Word, and PowerPoint
  • Good understanding of financial modeling, financial statement analysis, corporate finance, and transaction structuring
  • Developing proficiency in using and applying rationale, fact-based business judgment; applying reasonableness in analyzing tasks/issues
