Description


Objective 

Assist Capital Improvements Operations with the following duties but not limited to-

  • All business aspects of Capital Improvements related to asset acquisition and asset management operations
  • RFP Process for Deferred, Exterior, and Interior Renovations.
  • Bid Comparison Analysis for Deferred, Exterior, and Interior Renovations.
  • Set up Pre-Construction meetings with Contractors and Property Managers for Deferred, Exterior and Interior Renovations.
  • Manage Construction Draws in coordination with Asset Management and accounting.
  • Project Management for all Deferred, Exterior, and Interior Renovations Renovation Budgets
  • Create contracts and change orders for Deferred, Exterior, and Interior Renovations projects.
  • Assist with creating Capital Improvements Budgets
  • Project Close Documents ensuring warranties, and Applicable project close out documents
  • Organize shared server folders, Contract Files, Bids, Comparisons, Analyses, Due Diligence within each region.
  • Job Cost Reporting (Budget Revisions, Schedules, and Job Cost entries)
  • Due Diligence vendor Coordination, Interior Renovation, Exterior and Deferred RFP development
  • Streamline communication between all aspects of the West Coast team
  • Document Meeting Minutes between Equity Partners and Construction and Asset Management
Qualifications

  • Must have strong working knowledge of 3-4 Story; Stick Frame, Type V Vertical construction and older brick buildings for rehab and remodeling projects.
  • 2 - 4 years construction experience as a Project Superintendent and or Project Manager.
  • Experienced managing subcontractors and vendors.
  • Experienced scheduling and managing site work.
  • Must possess excellent verbal and written communication skills and sound judgment.
  • Must be highly organized, detail-oriented with strong organizational skills and ability to work effectively and independently with a positive high energy attitude.
  • Travel throughout region on demand as required.
