Director - Acquisitions

Entrada Partners is seeking a Director of Commercial Acquisitions to become an integral part of our acquisitions team. Based in the Dallas office, the person will play a critical role in all aspects of acquisitions, including sourcing, underwriting, due diligence, financing, and potentially disposition or refinancing of each asset. The position offers the opportunity to gain a wide breadth of experience in office, industrial and flex investments including close interaction and collaboration with senior management.

Responsibilities:

• Investment Sourcing: Evaluate all industrial and flex acquisition opportunities (on and off market) throughout the major Texas markets.  Maintain strong broker and owner relationships.
• Underwriting: Oversee the financial analysis and underwriting of potential acquisition opportunities utilizing Excel and Argus Enterprise. Prepare cash flow models that will be utilized to value real estate investments.  Maintain thorough market awareness in targeted markets through direct research and review of third-party research.
• Financing: Work with the Company’s mortgage brokers to source debt for each acquisition, including preparation of financing packages.  Assist with lender’s due diligence and closing.
• Transaction Execution: Prepare investment memoranda for recommended acquisition opportunities. Oversee the due diligence by collecting, reviewing, and summarizing property reports, leases, and other due diligence documents. Oversee the transaction closings, working closely with title and escrow companies.

Qualifications:

• The ideal candidate will have a minimum of 8 years of prior acquisitions experience at a real estate investment firm
• Bachelor’s degree in real estate, finance, economics or other business discipline
• Strong quantitative and analytical skills
• Advanced Excel, PowerPoint, and Word experience
• Argus experience preferred (Enterprise knowledge a plus)
• Motivated and results-driven with strong work ethic
• Attention to detail and a desire to produce the highest quality work product
• Superior organizational skills and the ability to manage multiple complex and diversified work-streams in a fast-paced environment
