Job Overview

Development Associate

In support of the SVP of Development and Construction you will supervise and coordinate the development & construction process from the conceptual stage through final construction on a timely and economical basis. You will ensure the completion of all construction in accordance with the engineers and architect s drawings and specification and prevailing building codes. You will track and control construction costs against the project budget to avoid cost overruns and prepare weekly progress reports detailing compliance to completion deadlines and budget requirements. This position will require an individual to work closely with multiple departments including, acquisitions, leasing, and asset management.

Job Responsibilities

  • Assist in development of a design that is both aesthetically successful and responsive to project goals
  • Development of preliminary budget and comprehensive master schedule
  • Creation and management of project business plans and reporting to outside investors
  • Conduct pre-bid conferences to clarify the project s needs and assure responsive bids
  • Development of detailed and complete bid documents to assure timely, responsive, and comparable bids
  • Assist in reviewing and analyzing bids and selecting contractors
  • Obtain all necessary permits and licenses and, depending upon the contractual arrangements, direct or monitoring compliance with building and safety codes and other regulations
  • Authorize the release and use of funds throughout the project
  • Assure the all parties understand the project s design and requirements at every stage
  • Coordinate all shop drawings, review submittals and expedite deliveries
  • Coordinate owner furnished equipment procurement if required
  • Deliver timely and clear weekly reports concerning construction progress, milestones, and other elements
  • Manage the change order process for maximum effectiveness while minimizing delay and costs
  • Monitor the construction process to anticipate difficulties, resolve issues early, and keep the work flowing
  • Administer progress payments to assure that work milestones are being met and that all current expenses are paid in a timely manner
  • Assure that the contractor provides a safe workplace, for both project workers and individuals who continue to use the facility during renovations
  • Coordinate the final punch lists before the project is closed out

Job Qualifications

  • Flexibility and ability to multitask
  • Background in building science, business and management
  • Ability to understand contracts, plans, and specifications
  • Knowledge regarding construction methods, materials and regulations
  • Familiarity with computers and software programs for job costing, scheduling, and estimating
  • Highly proficiency in excel
  • +/-5 years experience within the construction industry
  • Retail construction a plus
  • Ability to travel as required
  • Bachelor s degree in construction science/management or civil engineering preferred
