    Responsibilities


    We are seeking a passionate, committed, creative, dedicated leader who wants to be a part of the exciting transformation of how Hines Southeast Region approaches development and acquisitions.

    As an Associate with Hines, you will assist with identification, underwriting, design and execution of new industrial projects in the Southeast Region of the United States, together with the asset management of existing industrial properties. Responsibilities include, but are not limited to:

    • Develop financial models and play an essential role in financial analysis and underwriting of new industrial acquisition and development investment opportunities and the preparation of Investment Committee packages and presentations.
    • Assist Managing Director and Senior Managing Director in interfacing with institutional investors and lenders in an effort to finance projects sourced by the Hines regional team.
    • Perform market surveys and analyses to document trends, and support new business development opportunities.
    • Assist the regional team with preparation of materials for presenting deals to the Hines internal investment committee.
    • Support the regional team in negotiation and closing of acquisitions, financings and dispositions.
    • Monitor portfolio projects' progress and performance throughout the investment cycle and provide financial analysis and market research to support key decisions.
    • Assists in the marketing and leasing of certain properties to include working closely with legal counsel in review of lease documents.
    • Prepare investment reports to investors as required.
    • Assist in the documentation of joint ventures, loan documents and purchase and sale agreements.

    Qualifications


    Minimum Requirements include:

    • Bachelor's degree from an accredited institution and related experience considered in lieu of post undergraduate studies; MBA strongly preferred.
    • Three or more years related experience in real estate or in a financial analysis role.
    • Analyze real estate and industry trends from a strategic point of view.
    • Perform numerical and financial calculations and analysis.
    • Demonstrate proficiency in Microsoft Office software with intermediate to advanced Excel and PowerPoint skills, Argus experience preferred.
    • Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
    • Possess excellent interpersonal skills.
    • Think creatively and contribute to project success.
    • Successfully manage a variety of tasks within a tight time schedule.
    • Demonstrate strong initiative and ability to work independently with minimal oversight.
    • Analyze and interpret various types of data in order to draw conclusions and solve problems.
    • Interact with employees, visitors and business partners with poise and diplomacy.
    • Maintain a calm demeanor in emergencies and high-pressure situations.
    • Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction and style.
    • Speak before an audience with confidence, using appropriate communication skills/style.
    • Establish and maintain a cooperative working atmosphere among staff.
    • Ability to leverage technology to perform all job functions at the highest level.
