Senior Property Manager

 

Real Estate Management company based in Brooklyn NY is seeking a Senior Property Manager to oversee a portfolio of Affordable Housing units in Brooklyn New York.  The Senior Manager will have overall responsibility for the day- to- day management of the portfolio of properties.  The Senior Manager will be responsible for assuring the residents receive prompt, efficient, courteous and quality service.  In order to execute this responsibility, he/she/they would supervise the general administration and physical operation of the portfolio.

General Requirements

The ideal candidate will have experience supervising a maintenance staff of union employees, possess RAM/ARM/CPM designation, strong knowledge of HUD rules and regulations, HPD, LIHTC and Project Based Section 8 affordable housing procedures. 

 

Specific Functions:

  • Overall responsibility for a portfolio of 1,400 affordable housing units in Coney Island
  • Supervise site management staff and maintenance staff
  • Oversee the rental/leasing process of affordable housing units and tenant occupancy/recertification processing and management
  • Supervise the processing of annual tenant re-certifications for HUD Section 8 programs, Low Income Housing Tax Credit (LIHTC) programs, and other city, state and federal housing subsidy programs.
  • Lease enforcement of affordable housing units
  • Conduct property inspections on a regular basis, prepare reports of site conditions and arrange repairs as needed
  • Manage turnover process and work orders across the portfolio so that work is performed in a timely and cost- efficient manner
  • Monitor rent collections and follow-up legal actions:
    • Review tenants accounts on the rent due date; review accounts with GRC’s collection unit and notify counsel to initiate legal actions
    • Prepare documentation for legal counsel on non-payment actions
    • Appear in Housing Court to represent management on non-payment evictions actions
  • Attend resident organization meetings as ownership representative
  • Manage payroll time cards, missing punches, timecard punch change request, overtime request and authorization, timecard punch exceptions, etc.
  • Interact with local community groups and residents for the betterment of the development and community

Qualifications:

  • College Degree preferred with Industry Certifications – RAM/ARM, CPM, LIHTC Certification etc.
  • Minimum 10 years’ experience in affordable housing property management
  • Supervisory experience in Union and Non-Union environment
  • Working knowledge of industry software and programs such as Yardi, Real Page, MRI, Onesite, BJ Murray
  • Trained in Federal Fair Housing
  • Working knowledge of Housing and Urban Development Manual, Housing Preservation Department Regulations, Working knowledge of Project-based Section 8

 

Physical Requirements:

Able to lift up to 20lbs (files/boxes/supplies/equipment), operate computer equipment, climb stairs, open drawers and file cabinets, operate office machinery.
