Position Description

Position Title: Real Estate Development Manager
Reports To: Vice President of Development

Summary

The Development Manager serves as a key member of the real estate development team and is responsible for assisting with and sometimes overseeing the management and development of real estate projects, including acquisition, proformas, underwriting, design, preconstruction, entitlements, and the project management of real estate development activities. Overall duties include assisting development executives with acquiring, directing, planning, and controlling real estate development operations, including the assessment of financial projections and opportunities consistent with project objectives and department procedures. Additionally, this position interacts with multiple internal departments including Legal, Leasing, Finance, Accounting, Business Development and Construction to achieve real estate project goals consistent with company expectations.

Position Preferences

Having at least eight years of real estate development, design, acquisition, and project schedule monitoring experience in multi-family residential, retail, and mixed-use real estate development projects is preferred for this position.

• Work with the development executives on pre-development and real estate development initiatives in order to bring projects to fruition, including acquisitions and asset management.
• Participate in and lead certain initiatives for the due diligence portion of potential development projects, including but not limited to zoning approvals, easement acquisition, geotechnical and environmental studies.
• Assist in maintaining a working budget for projects, including hard costs and soft costs, as well as tracking costs from project inception through completion.
• Execute assigned duties in relation to exploratory projects including site investigation, project description, conceptual plan, and development schedule.
• Aid in monitoring overall project schedules, while advising other members of the development team regarding issues related to maintaining the critical path for completion.
• Work in conjunction with the construction team to ensure project planning, phasing, turnover and schedule are all executed efficiently for the maximum benefit of the project.
• Collaborate with development and financial executives on the creation and maintenance of project proformas, financial underwriting, and/or financial objectives.
• Serve as point of contact between company and outside vendors, consultants, utility providers, and/or municipalities.
• Coordinate with internal and external resources required for each project.
• Other duties as assigned by supervisor

 Position Requirements

This position requires a bachelor’s degree in real estate development, urban planning, civil engineering, construction management, construction science, construction engineering, or a related field and at least five years’ experience in real estate development, design, acquisition, and project schedule monitoring.
