Company Description

Rubenstein Partners is the fund manager for a series of private equity funds focused on office investments throughout the United States.  The firm is vertically integrated and provides first-class investment services on behalf of its investor base, which consists of some of the nation’s preeminent public and private pension funds, university endowments, and family offices.  The firm is organizationally structured to achieve superior risk-adjusted results through investment and operational specialization, and therefore focuses on a single asset class (office) focused on the eastern United States, but growing to the entire continental US.  The bulk of fund investments involve complicated office real estate transactions, including assets requiring major redevelopment, vacant lease-up, and/or complex recapitalization.

Job Description

Rubenstein Partners is seeking a candidate to join the firm as an Asset Manager.  The Asset Manager based in Atlanta works in coordination with, and support of, the Regional Director, Southeast (and to the extent working on assets outside of that region, with the appropriate regional Director for that region) and has responsibility for direct asset management of properties in the Atlanta/Southeastern region; and the potential for asset management of specific assets or portfolios outside of the Atlanta region; as well as contributing to “corporate level” asset management, especially concerning the implementation of new asset management and business intelligence processes.   More specifically, those duties are likely to involve:

Planning & Strategy

  • Executing asset level business plans, and when possible playing a role in the formation of those business plans, to maximize asset value and related risk-adjusted return.
  • Develop a strong understanding of the real estate markets and communities in which portfolio assets are located, including market trends (both real estate and general economic), competitive property activity, developments, and major players.
  • Create and/or execute capital improvement strategies and plans, provide management and oversight of capital improvement implementation, utilizing internal or external technical resources as required.
  • Develop and implement leasing and repositioning strategies, including marketing plans and tenant relations initiatives.  Based upon market knowledge, establish proforma leasing objectives.  Participate actively in structuring and/or negotiating individual lease deals.

 Budgeting & Finance

  • Coordinate lease terms as required with management.
  • Monitor property operating and financial performance, including a rigorous review of monthly reports (leasing status and activity, operating/financial performance, variance analysis, etc.), and evaluation of asset-level cash position and needs as well as evaluation of various sources of capital available to meet those needs.
  • Prepare/oversee periodic property valuation updates, portfolio analysis & cash forecasts, working with other functions as necessary (analysts, leasing, property management, construction, accounting, etc.).
  • Participate in the preparation of annual strategic, leasing, capital, operating, and financial plans & budgets for each property, as well as mid-year budget re-forecasts.
  • Work with internal and external resources to structure, negotiate, document, and close property financing and disposition transactions.  Support internal resources interacting with lenders/buyers, and as required interact directly with lenders/buyers related to property-specific matters, including draw requests, approvals, reporting, and general compliance with loan document requirements.
  • Review real estate tax assessments and invoices, as well as other property taxes.  As appropriate, work with third-party tax consultants and oversee real estate tax appeals.

Operating & Investment Activity

  • Work with Director of Property Management and on-site management staff to ensure that the operating plan is being carried out and the Company’s objectives are being satisfied concerning property management and tenant services.  Evaluate and support property operating efficiencies, including utility procurement and management initiatives.
  • Oversee property-related legal issues and, working with property management personnel, evaluate and resolve major operating issues, including problems and disputes with tenants, contractors, and municipalities.
  • Monitor special tenant billings and adjustments, including operating expense estimate and reconciliation notices, utility charges, and tenant improvement-related billings.
  • Participate in coordination with Southeastern Directors and other acquisition team members in sourcing and evaluating potential investments, with a particular focus on market information, due diligence, and the integration of newly acquired properties into the Company portfolio.
  • Communicate with Company principals regarding important property and market issues, activities, and opportunities.

All of the above duties are subject to change, reduction, or expansion at the Company’s discretion.


Qualifications

  • Bachelor’s degree in business, finance, or another related field. MBA or Master’s in Real Estate preferred
  • Experience and/or undergraduate degrees in architecture, engineering, construction management or similar fields is a strong plus.
  • 5 – 10 years related commercial real estate experience (office preferred) with emphasis on asset management, including real estate financial analysis and/or project management.
  • Substantial financial background and experience, including superior Argus modeling skills. Must be able to create financial models for complex individual asset transactions and for portfolio-level analyses.
  • Strong written and verbal communication skills (concise, and confident) with the ability to demonstrate strategies concisely, manage internal and external relationships.
  • Solid understanding of the metro Atlanta & Southeastern economic, real-estate, and market trends.
  • Self-motivated, able to work independently or in a team environment.
  • Ability to travel.
