Job Title: Real Estate Analyst
Division: New Business Development
Job Function: This position works directly with the Investment Management and Acquisition team and Executive leadership in underwriting and analyzing real estate developments and acquisitions across all asset classes and multiple U.S. markets.
As directed by senior management develop underwriting assumptions and prepare valuation models for ground-up development projects
Prepare project cash flow pro-formas and apply financial metrics including IRR, NPV, CAGR, and equity multiples
Review and understand project debt and equity financing and applicable equity waterfall calculations
Review and abstract loan documents and operating agreements and maintain contingent liability schedule
Obtain and analyze market data for existing and future markets, including property specific and locations specific research and effectively communicate and present findings
Maintain and develop new industry and broker relationships in existing and future markets to facilitate new business opportunities
Maintain and update weekly “Pipeline” schedule tracking potential new investments.
Obtain and analyze property comparable leases, rents and sales and identify market specific economic patterns.
Assist in the preparation of content for bi-annual Board meetings, financing packages, annual business plans, and company budget.
Understand the macro and micro drivers of real estate across property types and different geographical regions.
Key Skills:
Highly skilled with Argus, Microsoft Excel, Office 365, and Microsoft Office, and must possess superior analytical skills
Excellent written and verbal communication skills
Ability to work effectively with internal teams, partners, and capital providers
Attention to detail and superior work ethic is required
Willingness and initiative to expand real estate knowledge regarding product types, geographic markets, and capital markets
Degree:
Bachelor’s degree in business, accounting, finance, real estate, economics, or related field; MBA in finance or related field is a plus.
Years of Experience:
Three to five years of real estate underwriting experience preferred.
