The Rice University Endowment is approximately $6 billion and ranks in the top 20 endowments of private research universities (by market value) in the US. The endowment is critical to the university’s ability to achieve its goals. The annual distribution from the endowment funds nearly half of the university’s annual operating budget. The Rice Management Company (RMC) was established October 1, 2009, as a division of Rice University. The goal of the RMC is to provide a stable source of funding for current university operations and to preserve and grow the purchasing power of the endowment to benefit future generations of students. The RMC is responsible for all endowment matters of the university including asset allocation, the selection and termination of investment managers and monitoring performance of the portfolio, and reporting to the Rice Management Company Board of Directors. The endowment primarily utilizes outside investment managers and invests globally across all asset classes.

The real estate associate reports to the Real Estate team development manager and director. The real estate associate is responsible for performing analytic and project management tasks associated with direct assets. S/he performs complex financial functions including designing and performing ad hoc analyses, developing and maintaining complex pro formas, analyzing data, and reconciling complex accounts. In addition to the required skills listed below, this person must possess a strong work ethic, attention to detail, the ability to work in teams, self-motivation, and good verbal/written communication skills.

Essential Functions: 
- Supports the underwriting, analysis and execution of commercial and mixed-use developments from acquisition to disposition of the asset (i.e., preparation of ARGUS and Excel financial models, buyer due diligence, project budgets, pro formas, etc.)
- Runs analysis and full pro forma for operation and development of commercial and mixed-use properties utilizing property financial statements, budgets, leases, expense information and market assumptions
- Creates, monitors, tracks, and interprets project data including contracts, schedules, budgets and cash flows on an on going basis
- Prepares and compiles in-depth due diligence materials, budgets, financial models and schedules, identifying strengths and weaknesses of proposed transactions
- Provides analytic capacity for RMC-supported external efforts which may include community focused programs, affordable housing programs, University initiatives, and other investment in the surrounding area of development projects
- Maintains and updates due diligence checklists for transactions
- Performs thorough industry, market and competitor research (i.e., acquisitions, dispositions, developments, leasing), and present such findings as applicable
- Prepares presentation materials for the investment committee and regular quarterly board meetings
- Prepares marketing materials for both internal and external use (e.g., co-investor reporting packages, quarterly reporting, investor day presentations, etc.)
- Provides support to the development team’s projects to include, but not limited to, the functions of venture, legal, leasing, design, construction, construction management, material testing, development, and transition to Asset Management upon project completion
- Performs analytics of potential lease transactions and provide other related support
- Coordinates with legal department, field personnel, and other due diligence vendors
- Coordinates with external parties including consultants, civic and governmental authorities and public stakeholders
- Performs regular reporting of project budget, and cost projections, internal investment related communications on a regular monthly, quarterly, and ad hoc reporting
- Assists in other special projects and assignments and provide project management support as needed
- Contributes to the improvement of existing processes and promote the adoption of best practices as related to duties and responsibilities

Skills Required
-
Excellent analytical, financial modelling, and valuation skills, ideally with a real estate and/or corporate focus
- Advanced knowledge of real estate investment and underwriting principles
- Ability to understand and review real estate documents (e.g., leases, loan documents, rent rolls, etc.)
- Excellent oral and written communication skills
- Strong interpersonal skills, with the ability to present information and respond to questions/inquiries from senior staff, peers, business associates and the general public
- Proficiency in Microsoft Office Suite (i.e., PowerPoint and Word; advanced Excel skills)
- Ability to work independently with minimal supervision, and on a collaborative basis as part of a team
- Accuracy, attention to detail, ability to multi-task, and organizational skills
- Team orientation and strong interest in supporting the work of a university endowment

Skills Preferred
- Proficiency in Argus
- Skill in project management
- Fundamental pro forma and modeling skills

Education Required: Bachelor's Degree, Business, accounting, finance or other related field
Education Preferred:
MBA or MSRED a plus, CFA designation a plus

Experience Required:
2 years of experience in real estate industry – development, financing, investment banking, asset management and other applicable sectors
