Caddis is looking for a Head of Acquisitions to lead all aspects of the acquisition process from identification, underwriting, structuring, and closing transactions for the medical office building portfolio.
 
The ideal candidate will be an energetic, motivated, a self-starter with a hands-on approach that can lead both internal and external teams. This person will be results oriented and able to excel in a fast-paced environment that requires one to be able to adjust to shifting priorities and accomplish multiple tasks. A team mentality is a must. 
 
Responsibilities:

  • Manage the acquisition process from start to finish, including the identification, underwriting and structuring of all medical office deals. 
  • Oversee the identification of target markets and the sourcing of all new MOB acquisitions. Ensure they are aligned with the firm’s strategy and return objectives of the fund or syndicated investors pursuing the acquisition.
  • Oversee the underwriting and due diligence of each transaction to include reviewing and providing comments as to financial modeling and specific MOB investment analysis.
  • Oversee acquisition team’s preparation of business plans to expand the firm’s presence and acquire MOB investments in those markets.
  • Negotiate agreements on behalf of the firm, including Confidentiality Agreements. Occasionally will assist in negotiating purchase and Sale Agreements, and Financing Documentation with coordination and assistance from senior management and/or the firm’s legal counsel.
  • Work either self-directed or with the Acquisitions Associate to prepare investment committee packages for all MOB acquisitions.
  • Collect and review all aspects of due diligence – PCA, ESA, title, lease abstracting, market research, and comp analysis, tenant financial analysis. 
  • Identify upfront and ongoing CapEx items and accurately determine the costs thereof utilizing a member of the Development team if necessary.
  • Craft comprehensive LOI’s for deals that the firm can, with a high degree of certainty, perform upon.
  • Work closely with the transaction team to transition the asset post-closing.
  • Other duties as assigned.
 
Experience Required:

  • Ten years of acquisition experience required with a history of working with medical office assets.  
  • Bachelor’s degree required.
  • Proven track record of building and maintaining relationships with third-parties who are important to our success, such as health systems, physicians, lenders, consultants, operators, 3rd party managers, buyers, brokers, etc.
  • Experience training and managing a team.
  • Travel throughout the US is part of the job for approximately 30% of the time.
  • Excellent problem solving, verbal and written communication, analytical and planning, and leadership and management skills.
  • Proactive, takes initiative, thinks creatively, and drives projects to completion.
  • Strong organizational skills and the ability to manage multiple projects simultaneously.
  • Ability to pay close attention to detail while maintaining a view of the big picture issues and requirements.
  • Ability to work in an unstructured environment, think both strategically and tactically, and manage complexity and achieve results despite constantly shifting priorities.
