ROLE
The Director of Leasing is responsible for all leasing activities across the company’s real estate portfolio consisting of retail, office, industrial and developable land assets.
As a team leader, this individual will strive to maximize each asset’s value by developing and implementing annual leasing goals and objectives. You will direct and oversee third-party leasing agents and directly negotiate lease renewals.
The firm is a family office with a diverse real estate portfolio. This position will work predominantly out of the firm’s corporate office but requires occasional on-site and overnight travel.
RESPONSBILITIES
- This individual will have an owner’s mentality that allows them to manage multiple assignments simultaneously while maximizing asset value and monitoring ROI and KPIs for each project.
- Define and implement short and long-term leasing strategies that maximize asset and portfolio value, including contributing to merchandise mix strategy on retail assets.
- Direct and oversee third party leasing agents in executing annual leasing goals, LOI and lease negotiations, AND directly negotiate lease renewals across the portfolio.
- Coordinate with construction personnel on tenant build-outs.
- Design, enhance and implement leasing best practices, policies and procedures.
- Secure lease approvals and complete financial analysis and lease abstracts.
- Research market trends and analyze how these trends may apply to specific assets.
- Build and maintain a strong network of broker contacts.
- Prepare weekly progress reports for discussion with ownership and the real estate team.
- Promote ideas and technologies that enhance portfolio leasing objectives.
QUALIFICATIONS
- A minimum of seven (7) years leasing experience, including proactively negotiating LOIs and leases for all property types (strong RETAIL leasing experience REQUIRED).
- BS/BA in Real Estate or relevant field; MS/MBA a plus.
SKILLS
- Successful candidates will be self-motivated, goal-oriented, highly organized and responsive.
- Able to work independently yet able to collaborate with all parties.
- Ability to effectively communicate (written and verbal) with all internal and external stakeholders.
- Excellent presentation and negotiation skills.
- Advanced computer skills (Word, Excel, Outlook, PowerPoint), including financial modeling and budgeting.
- Works well under pressure and meets deadlines.
- Legal lease knowledge a plus.
COMPENSATION
Full-time position with base salary and incentive bonus commensurate with experience. Benefits include healthcare, dental and 401k (3% company match). Relocation assistance is available for out-of-state candidates.
