JOB SUMMARY

Blue Rise is seeking a highly motivated candidate to join our fast-growing team located in the Bay Area. The successful candidate is sought to support all development execution, including potential tenant improvement, capital improvement, redevelopment, entitlement, and development work. The Analyst/Associate will have support and mentorship from the rest of the team, with ample opportunity to grow with the organization.

 

DUTIES & RESPONSIBILITIES

  • Work with internal and external teams to ensure the successful completion of projects to the satisfaction of all key stakeholders – tenants, investors, authorities having jurisdiction, property management and engineering, the Blue Rise Ventures team, and others
  • Act as a liaison between all project team members and stakeholders
  • Assist the internal team in:
    • Development of space plans, project schedules, and preliminary budget estimates
    • Procurement of project team members, including the preparation of Requests for Proposals (RFPs), administration of the bid process and bid leveling, and the preparation of contracts
    • Orchestrating pre-construction and weekly project OAC meetings
    • Reviewing all consultant deliverables, including plans, for accuracy and value
    • Advising project teams on design decisions relative to cost impacts and alternatives
    • Following up on issues and proactively mitigating potential risks in conjunction with other team members
    • Utilizing contracts and work letters to the best effect of the project when appropriate
    • Monitoring design and construction progress, and reporting to key stakeholders
    • Understanding and managing tenant and owner obligations under tenant work letters
    • Reviewing tenant-prepared design documents, soliciting peer reviews as needed, and communicating feedback to tenants
  • Prepare deliverables for project management, reporting, forecasting, marketing, or other purposes when appropriate
  • Coordinate with Property Management team to support tenant move-in process accordingly
  • Ensure property receives all close-out materials:  As-builts, C of O, etc.
  • Oversee all project billing to ensure accuracy and timeliness of payments; Escalate budgetary concerns accordingly
  • Develop and maintain a library of building information and drawings
  • Represent Blue Rise Ventures to tenants, investors, partners, and in the marketplace as a best-in-class life science and commercial real estate team


WORK EXPERIENCE REQUIREMENTS

  • 0-4 years of experience managing multiple/concurrent construction projects
  • 2-4 years of industry experience in the fields of architecture, engineering, construction, urban planning, real estate development, or another related field
  • Basic knowledge of construction terminology and methods
  • Basic knowledge of architectural, structural, and MEP design process and terminology
  • Experience with life science design / industry is a bonus


EDUCATION / REQUIRED SKILLS

  • Bachelor's degree in architecture, engineering, urban planning, construction, business, or related field
  • Proficiency with Microsoft Office, particularly Excel
  • Excellent verbal and written communication skills
  • A positive and collaborative attitude; an interest in building consensus
  • An interest in and aptitude for design, construction, real estate, and the life science industry
  • Strong financial, quantitative and analytical skills
  • Conscientious of assignment deadlines and quality of work product
  • Ability to prioritize tasks while working autonomously and with minimal direction
  • Exceptional work ethic and appetite to learn all aspects of real estate
  • Strong personal initiative and desire to succeed in a demanding, entrepreneurial environment
  • Well organized, efficient, detail-orientated, a motivated self-starter
