Analyst – Portfolio/Asset Management

Praedium was formed in 1991 with an international investment bank as its sole investor. Since launching its first commingled fund program in 1994, Praedium has sponsored a series of funds that have attracted investors that include public and corporate pension funds, financial institutions, insurance companies and endowments. To date, Praedium has completed more than $12 billion in investments in more than 370 transactions comprised of 47 million square feet of commercial space and 83,000 multifamily units.

 

Responsibilities:

 

The Analyst will be primarily responsible for portfolio and asset management activities related to the Company’s existing portfolio. The Analyst will have the opportunity to work directly with senior management while supporting both Praedium’s asset management, acquisition, and accounting teams. Primary responsibilities include:

 

  • Monitor, analyze, and report on the financial data and operations of individual properties
  • Oversee third-party property management activities
    • Review monthly reporting accounting packages from property managers, including financial statements, bank reconciliations, and general ledgers
    • Communicate with on-site property management to review leasing and operations
  • Perform portfolio monitoring analyses
    • Assess revenue and expense trends across the portfolio
    • Conduct variance analyses comparing actual performance to historical, budget, and underwriting; compare performance property-to-property
  • Assist with quarterly investor communication and bi-annual investor presentation/document request
  • Track and ensure completion of lender and investor requests
  • Manage tax appeal and insurance coverage process with respective third-party relationships
  • Interface with property managers, lenders, and investors as well as Praedium’s internal asset management, finance, and investor relations personnel
  • Work on various internal special projects as assigned

 

Qualifications:

 

  • Undergraduate degree with 1 – 3 years of experience in real estate, finance, or accounting
  • Strong analytical and quantitative skills
  • Outstanding oral and written communication skills
  • Advanced knowledge with Excel
  • Ability to manage multiples tasks and meet strict deadlines
  • Team player with the ability to work independently and under pressure in an entrepreneurial environment
