Description


As part of the Financial Planning and Analysis Department, the Cost Accounting Analyst will be responsible for supporting property level budgeting initiatives, construction project setup and administration, and cash flow forecasting efforts. This individual is intended to serve as an operational and construction support role for the organization and will function as is a full-time position.

Primary Responsibilities*

  • Assisting in creating, maintaining, and updating annual budget workbooks for residential and commercial assets
  • Support management staff with investigating budget vs. actual variances on an as-needed basis
  • Revise property specific cash flow forecasts based on feedback provided by the Director of Financial Planning and Analysis
  • Manage the administration of construction projects in Yardi Voyager for the Residential and Commercial divisions based on feedback provided by Senior Director of Projects and Director of Capital Projects and Maintenance
  • Propose and manage Capitalization vs. Expense treatment per the in-place capitalization policy and commercial lease term sheets
  • Audit annual tenant improvement allowance projects to confirm allowances are being used by the defined lease terms
  • Support the Controller in reviewing quarterly fixed asset adjustments and all other project related entries recommended by our third-party accountants
  • Enter construction project budgets, budget revisions, change orders, and all necessary contract information as bids are issued / awarded
  • Submit all estimates, revisions, change orders, and contract information in Yardi to the respective project managers for review and approval
  • Provide management and project staff with ongoing reporting using the Yardi Job Cost analytics and custom analytics reports
  • Monitor ongoing financial progress of projects and reconcile budget vs. actual results to ensure material variances are identified for review on an as needed basis
  • Reconcile subsidiary job cost ledgers against the primary general ledger on a quarterly basis.
  • Enter Job Cost Adjustments and Job Cost Journal Entries as needed
  • Calculate and reconcile construction management fees to ensure the correct fees are being calculated on all applicable project costs
  • Maintain the apartment renovation tracking records and reporting criteria to ensure actual renovation costs are evaluated against new rent proceeds to determine true pack back and returns on renovation projects
  • Assist managers with properly incorporating anticipated projects during the annual budget process
  • Assist managers with updating and managing 10-year project forecasts workbooks
  • All other duties as assigned or requested
  • Build and maintain positive relationships with team members at all levels

Required Education and Experience

  • Bachelor's degree in Accounting, Finance, or related field

Preferences

  • 2-4 years of related accounting experience; public accounting experience preferred
  • Advanced skills using Microsoft Excel
  • Experience using Yardi or other accounting information system is a plus
  • Highly analytical with strong attention to detail
  • Exceptional planning and project management skills
  • Great time management and organizational skills
  • Ability to prioritize a variety of tasks

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers, filing cabinets and fax machines.

This is largely a sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets and bend or stand on a stool as necessary.
