Portfolio Manager (Associate or VP Level) for the Real Estate & Hospitality team covering the real estate portfolio secured exposures. The Real Estate & Hospitality Portfolio Management (RE&H PM) team is responsible for managing all aspects of the real estate loans held on the Banks balance sheet, including loans intended for distribution. Loans are managed by the team from initial funding through disposition/pay-off. Loans originated or otherwise acquired by RE&H Americas that are not intended for securitization, sale or syndication may be held for their full term on the balance sheet. The RE&H PM team provides a “first line of defense” for credit risk monitoring. Primary duties include preparation of annual reviews, renewals, waiver & amendments, ratings reviews, and watch list forms (the latter in conjunction with the work out group as appropriate), the preparation of specific quarterly portfolio reviews, and assessment of portfolio optimization for the credit exposures that are resident in that space.

 

Under the DPM organization the position will report to the AMP Sector Leader for REH and ultimately to the Head of US Asset and Portfolio Management. Primary duties are noted below.

 

 

 

Primary Responsibility:

Direct credit quality monitoring of a dedicated portfolio of real estate loans from closing through final maturity or other resolution. Under the direct responsibility of the AMP Sector Leader, he/she must remain close to Originators’ (“OSD”) needs in the management of their client relationship, and simultaneously be independent in making credit and portfolio recommendations in anticipation of credit risk issues, including needs for credit rating changes, expected loss given default (LGD) changes and recommendations for exposure changes over time.

Analysis and ongoing credit assessment and active portfolio management for assigned Real Estate names. Main assignments include:

· Fully engaged in the activities of Real Estate & Hospitality and its client portfolio with a view to generally support (together with OSD) the commercial franchise of the bank and revenue for the bank while minimizing risks

· Oversee the performance of a nationwide portfolio of performing and non-performing loans

· Review and analyze property financials in an effort to monitor any potential deviations from performance expectations

· Prepare ongoing pro-forma projections of assets based on updated property and market conditions

· Deal with day-to-day borrower request including disbursements/funding and various borrower issues including modification and waiver requests

· Monitor covenants, remittance, and loan performance

· Monitor adherence with limits, policies, and procedures

· Communicate with Business Head, Capital Markets and Credit Risk on all material changes to specific loans/investments

· Liase with borrowers on an ongoing basis to address relevant property related matters and co-manage client relationships for future transactions

· Oversee workout/enforcement process for any loans/investments that suffer credit decline in conjunction with Workout and Restructuring (“DRAS”) team and Credit Risk (Quarterly Watch List meetings) until loan/investment is paid off or disposed. Propose action plans and strategies to limit risk and loss to bank.

· Coordinate and manage third party loan servicers relationships

· Coordinate with the Risk Department on monthly reporting requirements

· Conduct quarterly and annual reviews of each loan when applicable

· Monitor internal ratings and LGD calculations and propose adjustments when applicable

· Prepare and present loan modifications/waivers in accordance with internal procedures. Coordinate preparation of approval, documentation and closing and ensure all limits, policies and procedures are adhered to.

· Participate in negotiating and closing both balance sheet and securitization loans

· Assist Distribution and Agency team with co-lender relationship management. These requests are vital to maintaining strong banking relationships

· Conduct periodic site visits to properties to investigate property & market conditions

· Anticipate risk evolution across the portfolio and discuss portfolio allocation and risk mitigation with Head of Americas Portfolio Management

· Identify data issues, risks or inefficiencies in organization and processes and propose remedies or improvements to senior management; and

· Work cooperatively with other departments in Natixis to ensure proactive portfolio management and communication of critical information.

New Business

· Draft AMP new deal opinions that evaluate a proposed transaction based on relative value concepts and the optimal use of resources

· After deal is closed and as soon as all documentation is available, organize the execution and transfer of the transaction(s) from Origination to Portfolio Management, with the transaction deal teams involved according to the deal transfer process.

 

Asset Management

· Oversee all aspects of continuous portfolio management.

· Assist in preparation of quarterly and annual Real Estate portfolio updates with the AMP Team Leader and assist in the preparation as required of the Strategic Sector quarterly portfolio update. These reports should follow the guidance available under current policy. Such reports are generally meant to be dynamic and include ratings migration, portfolio performance metrics, as well as impact on Liquidity, RWA, Expected Loss, lessons learned (as appropriate on past transactions) with the view to anticipate portfolio risk and profitability, as well as other relevant metrics (which are anticipated to change and evolve over time).

· Instruct appropriate corrections to Middle Office when errors are detected and report any significant deviation to management (data quality).

· Prepare and review both quarterly and annual reviews.

· Ensure all requests for KYC and KYB from Centralized On-boarding Team are addressed in a timely and accurate manner.

· Prepare Technical Waivers and recommendations to Team Leader and to the Head of AMP US for non-Technical Waivers.

· Prepare, review, and submit to AMP Team Lead all Watchlist and Provision recommendations. Transactions in WL3 or WL2 should be prepared in cooperation with the workout group. Additional coordination with Origination, head office and Risk will be required as per policies and procedures.

Related responsibilities:

· Recommendations aiming at optimizing capital consumption in the context of banking regulations, and at increasing potential revenues / Return on Equity.

· Contribution to the development of internal performance efficiency projects (best practices, tools & systems improvements), and be involved in transverse project, potentially acting as project manager.

· 1st level of controls on regulatory aspects: RWA, PD, LGD, etc.

 

 

 

 

 

 

Requirements:

· 3-4+ years of relevant experience required;

· Advance knowledge of credit analysis required;

· Prior experience in Real Estate Underwriting/credit analysis preferred;

· Bachelor’s degree from an accredited college/university required;

· Masters of Business Administration preferred;

· MSRED (Master in Real Estate Development) a plus

· CFA or progress towards CFA designation a plus.

· Microsoft Office (Word, Excel, Outlook), with proficiency in Excel (eg, cash flow modeling capabilities) and other MS office programs

· Strong quantitative/analytic skills

· Ability to work independently and multi-task. Able to work collaboratively with internal partners

· Excellent communication skills (both verbal and written) writes clearly and concisely, speaks effectively, provides well-thought-out solutions, communicates appropriate information

· Able to manage multiple priorities, working under time and content creation pressure to meet deadlines and the ability to respond creatively and quickly in a fast-paced and changing environment

· Able to analyze problems proactively to identify solutions prior to escalation

· Working knowledge of relevant areas of corporate finance, and accounting standards

· Some knowledge of legal and regulatory aspects of banking a plus

· Ability to create and maintain macros and general object-based programming a plus
