Modiv, Inc. is a $400M+ REIT headquartered in Newport Beach, CA. The portfolio consists of single tenant assets, is national in scope and contains office, industrial and retail properties. Qualified candidates will be solutions-focused and should have 5+ years of relevant experience handling pre- and post-closing duties related to commercial real estate transactions.
Primary Responsibilities
- Manage the due diligence and closing of the REIT’s acquisition, disposition, leasing and property-level debt activity.
- Manage and monitor the purchase and sale process, due diligence files and coordinate the closing and documentation with internal and external parties.
- Maintain due diligence, timelines, closing checklists and weekly transaction activity reports.
- Coordinate all third-party property inspections/reports and property site visits.
- Manage property records, insuring that all final closing documents are properly archived.
- Interact with buyers, sellers, title companies, lenders, appraisers and other related stakeholders to ensure an efficient and transparent property close.
- Provide lease and documentation abstract.
- Upon closing of asset purchase, transition property files, records and reports to Asset Management and Accounting departments including any post-closing items.
- Review due diligence documentation.
- Coordinate formation of the REIT’s subsidiaries/ special purpose entities with appropriate parties and insure they are properly registered with the Secretary of State.
- Draft and file forms with various regulatory entities.
- Review legal transactional and other related documents.
- Assist Asset Management in the preparation of the Annual Property Budgets and CAM reconciliations
- Assist Asset Management in interactions with the third party property management company
- Provide assistance on various acquisition initiatives.

- Thorough understanding of due diligence and title/escrow processes
- Proficient with Microsoft Office; Argus and Yardi experience welcomed
Pay commensurate with experience; The candidate can be based remotely or at our Newport Beach, CA office with a flexible schedule in the office. This job will report to the Chief Investment Officer.
