The Company

Tekin & Associates is a privately held real estate investment and development company headquartered in Frisco, Texas.  We operate in markets with high barriers and manage ground-up development of retail and multi-family real estate assets.  Since inception, we have developed or acquired properties exceeding $320 million throughout the United States, with a primary focus in California and the Pacific Northwest.  The company’s vertically integrated platform includes in-house development, construction, finance, accounting, legal, project management and asset management capabilities.

Job Description

In the context of sustained growth, Tekin & Associates is pursuing further development of its construction management team and is looking to strengthen and invest in the construction management department.

Position Objectives

The Construction Manager is primarily responsible for efficiently managing and directing the entitlement, development and construction process of institutional size and quality ground-up multi-family projects in Northern CA to completion in accordance with the approved schedule and budget.

Specific Responsibilities

  • Review plans, specifications and project documents from inception through design development to control cost, ensure constructability and meet quality control standards.
  • Provide weekly reports to senior management on plan reviews during the design development stage.
  • Manage the general contractor relationship during construction using the company’s best practices and prepare weekly construction management reports.
  • Assist the general contractor in problem solving to keep the project’s budget and schedule intact.
  • Anticipate potential problems in scheduling or coordination and provide remedies that keep the project schedule and budget intact.
  • Coordinate day-to-day work on projects in development and construction phases; coordinate and make recommendations to expedite the work.
  • Lead meetings with planning, engineering and public works meetings both pre-application and during the entitlement process to negotiate conditions of approval, project requirements and design.
  • Develop strong working relationships with municipal officials, county, officials and state officials.
  • Represent the company and its clients in reviewing contractor requests and provide prompt responses to keep projects on schedule.
  • Provide regular detailed reporting/metrics on existing projects, resources allocation, project status completion statistics, any variances to plan and forecasting of future needs.
  • Review and provide recommendations on potential Change Orders on projects and process per contractual requirements, providing detailed analysis of impacts to the Agency budget and schedule.
  • Monitor consultant and contractor progress and performance, review and approves invoices, and resolve payment and project disputes.
  • Obtain and negotiate project design and engineering consultant’s proposals for work, scope and cost to fit project schedule, project budget and project design needs.
  • Lead and manage weekly meetings with project design and engineering consultants.
  • Coordinate planning submittals in accordance with the project schedule.
  • Submit project invoices to accounting with proper cost coding for project costs and ensure timely submission to avoid payment delays.
  • Assist accounting in job cost budgeting and reallocation as necessary.
  • Review payment applications from the general contactor, coordinate requested revisions and make recommendations for payment to accounting and senior management.
  • Conduct site visits, tours and important inspection events for development sites as required.
  • Prepare fee quotes by coordinating with city and agency staff
  • Monitor changes in laws, regulations, and codes that may affect design, entitlement and permitting
  • Work with design/construction staff on implementation, phased or otherwise, for all project requirements.
  • Assist in preparation of project cost analysis including construction related expenses to determine return on capital expenditure and project feasibility.
  • Provide regular project updates and reports to senior management as required.
  • Develop, manage and be accountable for the project development budget.
  • Develop cash flow analysis and valuations models.
  • Schedule and oversee weekly project team meetings with our architects, engineers and other consultants.
  • Assist with financial reporting to lenders and capital partners including oversight of construction draws.
  • Lead team in developing creative and cost-efficient design elements that will make our communities truly unique.
  • Manage expenditures of committed funds with project budgets and in accordance with company procedures.
  • Prepare weekly construction management reports.

Qualifications:

  • Undergraduate degree in construction management preferred
  • Minimum 7 years experience in project management
  • Experience in privately held mid-size company or real estate development company – ideally both
  • PowerPoint, Word, Project and Excel savvy
  • PMP Designation a plus

Travel Requirement

25% of time is typically spent traveling.
