Position Overview
Reporting to the Managing Director, the Construction Manager will play a critical role in the administration and development of all industrial portfolio types. As the Construction Manager, you will be responsible for identifying, coordinating and managing our tenant and capital improvement projects. Preferred physical location is the Philadelphia, PA area.

Responsibilities:

Real Estate Management

  • Perform a broad array of duties and assignments in the daily oversight and management of a large-scale industrial warehouse type of portfolio buildings and parks.
  • Manage multiple projects including estimating, bidding implementation, progress monitoring, and maintaining accurate project schedules with the Property Managers.
  • Responsibilities with attention to detail and follow through involving projects, contracts, property/space/asset management components.
  • Assist in the preparation of annual budgets and develop project specific financial reports.
  • Manage the procurement of permits and all necessary governmental approvals.
  • Develop and manage competitive bid packages for a variety of sizes of Tenant and Capital Improvement projects for a combined total of $1 –$8 million annually.

 Relationship Management

  • Maintain positive working relationships with all Property Managers, third party vendors, clients, local municipalities, and industry professionals.
  • Partner with the industrial portfolio team members for a successful process and conclusion on each project.

 Essential Qualifications

  • BA or BS in Construction Management preferred.
  • A minimum of 5 years of experience in commercial real estate/Light Industrial warehouse/office project management.
  • Must have experience in decision-making processes with capital and other related projects.
  • Ability to manage multiple projects with varying scope and multiple stages of completion.
  • Excellent oral and written communication skills as well as the ability to develop and maintain relationships within a team approach to project management.
  • Must possess assertive and collaborative skills capable of maintaining momentum of the project and driving it to successful conclusion in a politically sensitive manner.
  • Effective organizational, prioritization and multi-tasking skills.
  • Demonstrated ability to manage budgets and reporting.
  • Experience handling capital and tenant improvement projects.
  • Proficiency in MS Office.
  • Excellent verbal and written communication skills.

Physical Demands

Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents operating standard business office equipment.  Ability to work at construction sites, ability to climb and maneuver on building roofs, uneven terrain.

 

Working Conditions

Work performed in a general office environment and on property.  May require extended hours during peak periods.  Availability for travel roughly 50% of the time to property and construction sites for on-site project monitoring and meeting attendance.  All locations are within the continental U.S. Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites.
