Job Summary:

The Vice President/Senior Associate is responsible for resolving a moderately complex portfolio of performing and non-performing loans, with an exclusive focus on lodging related assets. Responsibility will include working with team members to vet appraisals and broker opinions of value, NPV and cash flow and hold/sell modeling underwriting of collateral for securitized loans for new CMBS investments and ad-hoc team projects. The Vice President/Senior Associate must be able to work independently, at the direction of the Team Leader, yet be able to quickly recognize difficult situations and seek guidance from the Team Leader and Counsel.

 

Job Duties and Responsibilities:

  • Oversee the asset management of a portfolio of loan collateralized by hospitality assets.
  • Manage moderately complex performing loan issues (“NTs”) and specially serviced loans (“SS”) serviced by LNR Partners in its capacity as special servicer and ensure that these assets are effectively and expeditiously resolved.
  • Establish a workout strategy on SS assets including understanding real estate markets, property deficiencies, Borrower deficiencies, and ascertaining the value of a real estate asset.
  • Cash flow modeling using primarily Excel.
  • Track valuations and input same into LNR Partners asset management system. Complete property and loan valuations using LNR’s proprietary models.
  • For assigned NT assets, and other NT assets as directed, prepare Recommendation Memorandums on Assumptions, Transfer of Interests, Partial Releases, Defeasance Requests, Loan Modifications, Earnout Requests, and other requests as assigned.
  • For assigned SS assets, and other SS assets as directed, establish workout strategies and prepare written recommendations demonstrating an understanding of negotiations, the loan documents, the collateral held for the loan, the value of the collateral, the factors that affect value, the markets the collateral is in, legal issues that may affect the loan or collateral, and any Borrower or Sponsor issues.
  • Maintain and utilize LPAMS (LNR’s data system) for assigned assets. 
  • Track and analyze loan and property-level information, including financial statements, on real estate located across the U.S.
  • Underwrite both CMBS and whole loan assets for new acquisitions, re-underwriting or for third-parties.
  • Work with both inside and outside counsel to identify and resolve potential legal issues to efficiently and effectively resolve loans, while minimizing time and expense for all assigned assets and other assets as directed. Prepare select property & loan valuations, and model proposed loan restructurings, in LNR’s proprietary cash flow model for review by Team Leader (including gathering market data and speaking with local sources).
  • Meet all Compliance requirements in the applicable Servicing Agreements, in a timely fashion.
  • Consult with team Leader on any unusual or difficult situations that arise on assets, as necessary.
  • Manage and utilize Loan Analysts to increase efficiency. Mentor and train junior asset managers and analysts.
  • Work effectively and maintain good relationships with outside counsel and internal departments (Legal, Servicing, Accounting) for all assets covered above.
  • Coordinate with Loan Servicing Department, the preparation of payments history and loan balance information, and review servicing numbers for accuracy against loan documents.
  • Ad-hoc and miscellaneous projects that pertain to the efficiency of the Hotel Asset Management Group.

 

Knowledge and Skills:

  • Excellent organizational skills.
  • Background or familiarity with hospitality related real estate including ability to evaluate hotel operations and familiarity with brand and franchise issues.
  • Ability to work on multiple tasks with multiple people.  Self-starter and self-motivated.
  • Prior financial analysis, preferably in hospitality real estate, or other applicable real estate background.
  • Strong verbal and written communication skills.
  • Developed presentation and public speaking skills a must.
  • Strong computer skills including Word and Excel.

 

Education and Experience:

  • Bachelor’s degree in related field, with graduate degree in business or law preferred.  
  • Minimum of 5-6 years related work experience.
