Position Overview

 

The Development Analyst will work closely with the Development Associate (DA), Vice President (VP) and the Managing Director (MD) to underwrite and oversee all development activities from inception through construction completion and lease-up. The Development Analyst will report directly to the VP.

 

Responsibilities

 

  • Research and Analysis: Benchmarking economic activity in target markets by tracking rent and sales comparables, comparable land sales, operating costs and supply/pipeline.
  • Site Selection: Support the DA, VP and MD in building the knowledge of all potential development sites in the market and develop a plan for pursuing them.
  • Site Feasibility: Developing preliminary information relative to a given site such as the quality and location, rent potential, development trends in the submarket, location of comparable apartment sites, impact fees and real estate taxes.
  • Underwriting: The Development Analyst will be responsible for preliminary underwriting of new development opportunities.
  • Due Diligence: Assist in managing the due diligence efforts when pursuing new projects under contract. This includes collecting and managing the review of potential risks and value drivers including title documents, project entitlements, environmental documents, soils and environmental reports, etc. as well as working with the preconstruction group to obtain and execute consultant agreements and tracking each consultant’s tasks and costs.
  • Investment Committee and Finance Package Preparation: Preparing investment committee packages for internal review and finance packages for potential lenders and equity partners for projects under due diligence.
  • Pre-Construction Project Management: Assist DA, VP and MD with the zoning and entitlement processes.
  • Consultant Coordination: Interface regularly with architects, engineers, and Wood Partners pre-construction staff during the design process, supporting efforts to keep the project on schedule and on budget.
  • Investor and Lender Coordination: Once financing commitments have been obtained, the Development Analyst will help collect the information requested by or set forth in the checklist of the lender or equity partner.
  • Project Management: After the transaction is closed and the building permits have been obtained, the Development Analyst will assist the VP with oversight of the project as the representative of the Owner.  In this capacity, the Development Analyst will coordinate third party service provider contracts and marketing agreements, support the monthly draw process, track job cost against budget and report to management on projected savings or overruns, and manage monthly reporting to the lender and equity partner.

 

Required Qualifications Education/Training

 

  • Education: Bachelor's Degree in business or other related discipline that ensure strength in the below skills.
  • Skills:
    • Must have knowledge of financial valuations with thorough understanding of key financial concepts and metrics as they relate to the multifamily real estate industry, including capitalization rates, internal rates of return, and cash-on-cash returns.
    • Thorough command of Excel for running pro forma analysis and various reporting activities.
    • Strong verbal and written communication skills.
    • Ability to assemble high-quality presentations and reports.
  • Experience:
    • Prior success as a self-starter performing and communicating quantitative analysis in a fast-paced environment.
    • Multifamily residential industry knowledge and experience in the Pacific Northwest is preferred.
