Portman Industrial s primary focus is the development of modern logistics facilities in core markets serving the U.S. supply chain. The company will control well-located sites and develop speculative, build-to-suit, and COLD logistics facilities.


SUMMARY
:

The Construction Development Manager will be a senior member of Portman Industrial s Regional development team and will play a key role in the development and construction of institutional quality logistics facilities across the southeast and southern US.

The Construction Development Manager will report to the Regional Manager and will be the primary party representing the Owner and investors in all construction-related aspects of the projects. This leadership role will oversee pre-development, construction management and close-out of all projects within the region.


ESSENTIAL FUNCTIONS:

  • Assist with initial project feasibility, cost estimates and project schedules
  • Conducts due diligence, selection of consultants and review of geotechnical, civil, survey, topo, utilities, entitlement reports, etc.
  • Manages the selection and oversight of architects, civil engineers, geotechnical and other construction and design consultants
  • Coordinates entitlements and the permitting process for projects, to include, interacting with government agencies
  • Responsible for the Project s quality control, project budget, schedules as well as the on-time delivery within the approved budget
  • Proactively identify potential problems and enforce mitigation efforts to minimize and/or eliminate impact on the project. As problems are recognized with budgets, designs, or schedules, assist in identifying and implementing corrective action
  • Oversees the specifications, design, bid, value engineering, contractor selection and related construction document negotiation
  • Provides direction and oversight to the General Contractor and Project Consultants
  • Conducts ongoing and regular site visits
  • Manages and approves pay application, project draw processing and change order request approvals
  • Coordinates with investor and lender peer reviews and inspections
  • Produces monthly project reporting
  • Manages project closeout/punch list and warranty reviews
  • Other duties as assigned

 

REQUIRED EDUCATION, SKILLS and ABILITIES:

  • Bachelor s degree in the architecture, construction or related engineering fields (or equivalent) is desirable; Master s Degree in a related field preferred
  • Ten to fifteen years of construction management experience, including a minimum of 5 years experience in modern industrial and e-commerce facilities
  • Exceptional analytical skills with careful attention to detail and accuracy
  • Must able to evaluate technical drawings like blueprints or project proposals and accurately interpret them
  • Strong knowledge of development costs, estimating conversion costs, creating budgets, architecture review, design management, maximizing use, flow and layout of spaces, etc.
  • Proven understanding of modern, bulk industrial building systems, construction types and methods
  • Self-starter with the ability to manage multiple projects
  • A team player with excellent interpersonal skills and the ability to interface with personnel at all levels
  • Strong verbal and written skills with the ability to prepare concise reports for ownership
  • Ability to work independently and manage priorities with minimal direction and oversight
  • Expert understanding of AIA construction terms
  • Proven ability to oversee projects 300k 1.5M sq feet class A projects
  • Travel will be required for the purpose of regular site inspections, meeting with clients, consultants, government authorities, contractors and operators
  • Extended work hours may be required in meet project deadlines
