Description


Kairos Investment Management is looking for a Senior Investment Manager to lead acquisition efforts for an established commercial real estate affordable housing impact fund (“KIMPACT”) affiliated with Kairos Investment Management. This individual will work closely with senior management to source, underwrite, and close investment opportunities that align with the KIMPACT investment strategy.

Job Duties In Brief

  • Source both on and off-market LIHTC investments nationally.
  • Review prospective investment opportunities, asserting sound judgement to determine if a deal warrants more analysis and is a fit for KIMPACT.
  • Oversee and work with junior members of the investment team to prepare investment committee memos for formal investment committee.
  • Collaborate with legal counsel in negotiation of Letters of Intent or Purchase and Sale Agreements.
  • Lead all physical and legal acquisition due diligence (with counsel), including but not limited to:
    • Performing physical site inspection and unit walks.
    • Review of title, survey, third-party reports, and any applicable regulatory agreements. 
  • Negotiate and oversee any financing transaction (senior loan, bond financing) that is associated with the closing of the investment opportunity.   

About You

  • At least 7-10 years of direct LIHTC acquisition experience at a reputable Sponsor firm or CRE private equity fund.
  • Deep industry relationships with Sponsors, brokers, and non-profits in the affordable housing sector.
  • Proven and verifiable track record of sourcing, underwriting, and closing LIHTC investment opportunities nationwide.
  • Experience in tax credit resyndication and negotiating HAP contracts. 
  • Bachelor’s degree required.
