GROUNDFLOOR is seeking a Construction Investment Manager to join our fast-growing Lending Operations team. Put your construction knowledge, management experience, and people skills to work without wearing a hard hat! The ideal candidate will have significant construction management, capital/ renovations budgeting, and construction experience. Strong communication skills required along with a curious, analytical mindset able to insightfully and accurately translate data sets into concise and relevant assumptions.

Key Responsibilities:

  • Prepare and/or review project feasibility reports, statement of works, and construction budgets for residential 1 to 4 unit properties to analyze and make recommendations for project viability.

  • Assess due diligence information, and anticipate construction and development challenges based on property characteristics, zoning restrictions, and market conditions.

  • Prepare and review financial models and underwriting for investments in real estate

  • Identify and manage opportunities and risks to achieve the best possible impact on the project’s financial outcome.

Preferred Qualifications:

  • Able to successfully prioritize and manage multiple projects, handle frequent changes effectively and professionally, and follow through on issues in a timely manner.

  • 3-5 years experience managing residential new home and reconstruction projects of every size, $2k - $750k

  • A strong understanding of residential construction practices; Requires previous experience in construction management as Project Manager, job-site Superintendent, or similar position.

  • Must demonstrate financial acumen, research and analytical skills, strong problem-solving skills, and quantitative abilities

  • Business and systems-minded.

  • Ability to perform real estate property inspections for valuation purposes

  • Knowledge of principles and practices of real estate appraisal and appraisal review; negotiating to acquire property rights; surveying.

  • Knowledge of how to interpret a property’s legal description against a survey; how to interpret a title report; how to search Superior Court records involving real estate transactions; real estate terminology; and federal, state, and local guidelines governing public sector real estate transactions.
