As Realty Income’s Valuation Manager, you will be responsible for supporting the preparation of valuations for the Accounting Department in accordance with ASC 805. A past experience in people leadership, as well as expertise in preparing and reviewing real estate valuation models will be chief to your success. Your Contribution to the Team Includes

 

Perform and Review Real Estate Valuations for Accounting

  • Effectively utilize the Marshall Valuation Services cost guide to determine replacement costs of building and site improvements
  • Use CoStar/Loopnet/other sources or contact brokers to find comparable rent and land information for property transactions on a daily basis
  • Manage a detailed schedule/tracker/status for production of valuations, so that valuations are prepared and reviewed on a monthly basis
  • Review internal valuations prepared by the Valuations Analyst – Accounting
  • Communicate with internal and external auditors related to purchase price allocation processes and conclusions
  • Prepare and review portfolio valuations utilizing internal valuations model
  • As necessary, coordinate and manage relationships with third-party valuation firms for outsourcing and review of real estate valuations
  • Lead update of valuation policy on annual basis
  • Update/review updates to valuation model on annual basis
  • Review In Place Lease Database (centralized records for our historical valuation conclusions)
  • Identify opportunities and lead execution of improvements to valuation processes and policies

 

Assist in Industry Research as “Overflow Capacity”

  • As applicable and in conjunction with Research Department, gather relevant information through industry reports, trade publications, Thomson One Equity Research, etc. to assist in updating any existing industry reports.
  • When a new transaction is contemplated, work with other members of the Research Department on underwriting duties, including the preparation of replacement costs, market rents, dark values and other relevant data analytics.

Managing and Training for Valuations

  • Manage all aspects of training for staff preparing real estate valuations
  • Provide development and mentoring of staff advancing their career in valuations and accounting

What You’ll Need to be Successful

  • Undergraduate degree: B.S. or B.A. with an emphasis on real estate, finance, accounting, and/or other related field of study
  • 5 to 7 years of work experience strongly preferred
  • Experience with preparing and reviewing real estate valuation models
  • MAI or commercial appraisal license preferred
  • Real Estate Valuation
    • Strong understanding of real estate valuation methodologies and financial reporting standards as they relate to Accounting Standard Codification ASC 805
    • Attention to detail while analyzing and tracking large volumes of data
  • Real Estate Finance Knowledge
    • Advanced understanding of both real estate and finance terms
    • Research industries and market trends
  • Computer/software
    • Advanced word processing
    • Strong spreadsheet skills
    • Relational databases; data entry, creating simple queries & reports
    • Mapping software skills (MapInfo/AnySite, Google Earth Pro, BatchGeo, Regus)
    • Internet research
    • Graphic design (PowerPoint)
  • Administrative
    • Excellent time management, ability to prioritize tasks from other sources, and make adjustments in a manner to complete all tasks
    • Self-motivated; determined to make improvements, generate ideas for streamlining department's operating procedures and/or file retention systems, implement after approval by department head
    • Excellent written and oral communication, including the ability to make presentations
