Job Description: Sourcing ground lease deals by i) creating new ground lease (leased fee) positions and/or ii) acquiring existing leased fee positions. Target acquisition size of $35m+ ($100m+ total real estate asset value) across all real estate asset classes
Job Title: Head of Acquisitions - Central US
The Role
- Lead role in the acquisition/origination of ground lease (leased fee) positions across major asset classes including office (including MOB and life science), multifamily, student housing, retail, hospitality, industrial and senior housing
- Lead all aspects of the transaction including pricing and structuring, negotiating transaction and legal documents with sellers, achieving Investment Committee approval and overseeing underwriting, diligence and closing processes
- Understand and address key structuring and tax considerations for sellers (with support from the Haven team)
- Prepare proposals and presentations, including written and oral presentations of proposed transactions to investment committees / board members
- Assist in arranging leasehold financing
- Ongoing monitoring and involvement in asset management
Candidate Profile
- 12+ years of experience in a commercial real estate acquisitions or advisory role within a debt or equity investing fund / REIT, investment/commercial bank, or real estate brokerage focused on US commercial real estate
- Possess a track record that demonstrates a breadth of origination and/or acquisition experience, with a deep understanding of real estate debt transactions
- Understanding of partnership and real estate funding structures
- Experience or understanding of fixed income markets and pricing
- Deep relationships within brokerage and real estate owner community
- Drive and determination to create an active acquisitions business within target markets
- Strong understanding of key elements of real estate risk and the ability to price/filter transactions against a target investment and returns framework
- Good knowledge of local real estate fundamentals
- Entrepreneurial self-starter interested in leading a business in a lean, fast-growing environment
- Analytical and quickly able to grasp and explain benefits and considerations of different funding structures
- Strong team player
- High attention to detail
