The Commercial Director position is responsible for the overall support of commercial sales associates in the assigned region. This position will work with the Vice President & Managing Director of the Coldwell Banker Commercial network (“CBC”), the National Commercial Director of Servicing & Growth for Coldwell Banker Commercial Realty, and local leadership, and support staff to lead sales associates with the development and maintenance of their business. The role is also responsible for being an active representative of the CBC brand in the market and work strategically with local and national leadership to grow the commercial business segment. This position will consistently market the CBC brand and platform in the market, as well as to the leadership, associated managers, staff, and independent contractor associates of the company.


Essential Duties:
Growth - Recruiting
 
  • Through skillful communication of the CBC value proposition to prospective agents, recruit CRE professionals that reflect the quality and image of the CBC Brand
  • Responsible for all phases of the recruiting cycle, from initial contact, relationship development, conveying the value proposition through on-boarding. The role will partner with the local operations team to ensure a seamless process for new hire professionals
  • Target recruits at various levels including producers who can document prior commission earnings and qualify for the company’s recruiting incentive programs
  • Work collaboratively with Sales Branch Leadership through the recruiting process to ensure qualified recruits are successfully affiliated within respective branches

Productivity & Retention:
  • Serve as the central point of contact for commercial real estate services through frequent communication with area managers and presentation to CB and CBC associates
  • Understand and communicate the growth opportunities through Coldwell Banker Realty either through the RCC designation program or full commercial associate status with CBC
  • Provide support for and organize/facilitate training of CRE agents on the use of the commercial suite of technology, tools and resources available to CBC commercial-only professionals
  • Conduct regular sales meetings, not less than quarterly, for commercial associates. Educate associates on internal initiatives. Engage external industry speakers to help associates reach higher levels of productivity. 
    Convey key messages of the local and national business.
  • Support sales associates by providing consistent training in critical areas that drive their business such as listing presentations, rent/sales surveys, market intelligence reports, etc.
  • Through training and support of agents, drive adoption of the CBC business building and marketing focused tools and resources
  • Maintain an in-depth knowledge of the Coldwell Banker Commercial platform of resources and the support structure within Coldwell Banker Realty
  • Communicate the value proposition to prospective agents and reinforce the value of the platform to existing commercial associates, managers and leadership
  • Build relationships with the residential agents and promote the value of identifying commercial real estate opportunities and partnering with CBC professionals

Operational Support:
  • Partner with local managers and leadership to support them in all commercial related activities and provide consistent training to Sales Branch Leadership to deepen their understanding of CBC and the value to their agents
  • Review of all commercial real estate listings, sales, and leases - engage managers and company legal resources, as needed
  • Using both external and internal resources, organize new agent orientation, in-office training
  • Regularly meet with the national Coldwell Banker Commercial team to discuss brand happenings and national initiatives and communicate to local leadership and agents
  • Work with national CBC team on electronic and social media initiatives for sales associates and listings
  • Monitor compliance to Coldwell Banker Commercial brand standards and the appropriate use of the residential and commercial marks
  • Partner with local operations and legal team members to ensure that commercial real estate related documents are up to date and available to commercial professionals

Required:
  • Active real estate license required
  • Minimum five (5) years of commercial real estate experience in an operations role and/or sales position
  • Past recruiting experience highly desired
  • Sales management experience in the commercial real estate or related commission sales industry highly desired
  • High degree of professionalism and passion for success
  • Technology proficiency with Microsoft Office suite of tools, smart phones and tablet devices
  • Ability to communicate a message successfully to differing audiences
  • Capacity to stay organized and on task while handling multiple projects
  • Must be discreet; understands the confidential nature of the business
  • Works well independently with minimal supervision, as well as part of a team in a matrixed organizational structure

Position Type and Expected Hours of Work:
  • Travel within the local metro/state for sales and meetings required
  • Travel to assigned regional markets, as required
  • Travel schedule is dependent on business needs
  • This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones and photocopiers
 
Physical Demands:

The ability, with or without accommodation, to move around the office for filing, meeting sales associates and greeting guests is required.  This would require the ability to lift files, open filing cabinets and bend or stand as necessary. The employee must occasionally lift office products and supplies weighing up to 20 pounds.   Must be able to physically, with or without accommodation, operate a computer, phone and/or copy machine.  Must possess the ability, with or without accommodation, to express oneself, communicate with others, listen and exchange information.  Must possess the ability with or without accommodation to travel to within the metro for recruiting appointments, client meetings, sales meetings, property tours, etc.
