Adventurous Journeys Capital Partners (“AJCP”) is seeking a Vice President of Acquisitions to support its rapid growth across various hospitality-focused investment platforms.

ABOUT THE ROLE
The Vice President, Acquisitions will be responsible for managing all aspects of the deal process including, but not limited to, underwriting, market analysis, coordination of due diligence, preparation of investment memorandums and executive-level presentations, closing logistics, and post-closing handoff to asset management. The role will interface directly with a variety of groups within AJ Capital Partners including Development, Asset Management, Capital Markets, Investor Relations, Operations and Marketing.
WHAT YOU WILL DO
- Lead an Associate in underwriting a variety of hospitality business including hotels, music venues, restaurants and bars, and other creative mixed-use real estate developments using Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling
- Interface and represent the AJCP brand with a variety of external partners and stakeholders
- Create executive-level presentations to support the deal process, including preparation of RFP responses and ad hoc presentations to other external and internal parties
- Conduct thorough market analysis for real estate acquisition targets
- Prepare investment memorandums and presentations for the firm’s investment committee
- Oversee the due diligence process across all aspects of the transaction, including physical, financial, legal, and operational due diligence
- Collaborate with the Capital Markets team to originate debt financings, including preparing offering materials, responding to lender due diligence requests, tracking offers, modeling proposals, and managing the closing process
- Partner with the Chief Investment Officer to facilitate the closing process, including coordination with title companies on settlement statement and escrow, confirmation of insurance, and obtaining necessary internal approvals
- Collaborate with the asset management and property-level management teams following acquisitions for transition matters such as operating forecasts, capital expenditure plans, and other needs

- Ability to work flexible or extended hours (including possibly on weekends) to accommodate increased workload/projects
YOUR QUALIFICATIONS
Required
- Bachelor’s degree in business, finance, real estate or related discipline
- 8+ years of relevant experience in real estate private equity, investment banking, development
- Advanced Microsoft Excel skills and financial modeling experience
Preferred
- Advanced degree (MBA)
