Firm Overview:

Acre Valley Real Estate Capital (“Acre Valley”) is a multi-strategy real estate investment firm targeting
attractive risk-adjusted returns by investing in high-quality real estate assets and select operating platforms
across the U.S. Acre Valley’s investment team utilizes a highly analytical approach and provide private
equity-style sophistication and speed of execution, while affording our investors significantly more control
over their portfolio composition than is available in typical pooled discretionary vehicles. Acre Valley takes
a bottom-up valuation approach, inclusive of downside focus with a current bias toward above-average
free cash flow yields backed by sustainable income streams and/or long-term value creation stories.

Acre Valley’s current portfolio consists of +$1 billion of assets under management, inclusive of 3,100
multifamily units, +1.5 million square feet of office, and ~100,000 square feet of industrial product, located
largely in the Mid-Atlantic/Southeast, Texas, Arizona, and West Coast. In addition to its traditional real
estate portfolio, Acre Valley has recently created two operating platforms in partnership with seasoned
management teams: HomeSource (single-family rentals, or SFR) and Direct Residential Communities
(homebuilder), both of which are currently focused primarily on markets in the Southeast U.S.

The Position:

The Real Estate Investment Associate will be a key member of the Acre Valley team, supporting both the
investment team and executive leadership in investments and portfolio asset management. This function
plays a critically important role in the ability of Acre Valley to analyze and execute on new investment
opportunities and manage and oversee the assets in the portfolio, helping Acre Valley thrive as a successful
real estate investment firm. With a very small and tight-knit team, Acre Valley views each new hire as
crucial to its success.

Reporting Relationship:

The Real Estate Investment Associate will be an integral part of Acre Valley, reporting directly to one of
the firm’s Partners, and will provide additional support as needed to the other members of the firm,
including the Managing Partner and the COO/CFO.

Duties and Responsibilities:

New Investments:

- Build and maintain financial underwriting model for new investment opportunities, including, full understanding of income statement projections, capital structure (e.g., debt financing), distributions, and cash flow returns sensitivities

- Ability to crease sensitivity analyses and upside/base/downside case scenarios to further inform decision/recommendation on bid pricing

- Support due diligence efforts during acquisition process, including creating, managing, and updating closing checklist

Asset Management:

- Engage on weekly calls to monitor leasing, occupancy, renovation programs (if applicable), and capital expenditures

- Review and analyze annual operating and capital budgets

- Stay abreast of market conditions - including competitive properties, new developments, and macroeconomic conditions - for each asset

- Conduct regular site visits and tour competing properties

- Conduct annual hold/sell analyses and recommendations for each asset in portfolio

Position Requirements:

Professional Qualifications:

- Two (2) or more years of relevant acquisitions or asset management experience; multiple asset type exposure a plus

- Bachelor’s degree required (real estate, economics/finance, management, or mathematics preferred)

- Related job experience should highlight financial analysis capability

- Strong mathematical skills required for financial modeling and financial reporting, coupled with analytical/logical mindset and attention to detail

- Comfort working with, and analyzing, data sets of information

- Ability to work under tight time constraints and extended hours as required Position located in Chicago, with travel as requested

- Strong written and verbal communication skills, with an ability to engage and manage internal and external relationships and JV partners

- Highly driven and self-motivated individual, with an ability to produce institutional-quality work in an entrepreneurial environment


Compensation:

To attract a superior level of candidate, a highly competitive total compensation package will be provided, consisting of an attractive base salary and annual bonus
