This position is Mon-Fri 8a-5p and can be flexible with start and end times once trained. Remote position and occasionally onsite meetings as necessary.

POSITION SUMMARY

This position supports Director, Lease Administration and Vice President, Real Estate Management. This position works directly with the leasing team and will be responsible for the negotiation, tracking, and implementation of all lease and related documentation through the approval and legal process to input into the Apex lease management system. Liaison with the legal, design and construction, facilities and risk management departments both during negotiations and throughout the lifecycle of the asset.

 

CORE FUNCTIONS

1. Read and interpret lease documents; negotiate lease and related agreements in conjunction with internal and external stakeholders.

 

2. Review and negotiate letters of intent; compare against drafted lease documents for accuracy.

 

3. Responsible for submitting for review or preparation of lease documentation, estoppels, SNDA’s and all other lease related documents through approval systems and tracking though execution.

 

4. Assists Director and/or VP with acquisition and disposition transactions through close

 

5. Assists with mergers and acquisitions, including review of existing lease documentation, asset valuation, and related tasks.

 

6. Actively manages key transaction dates with lease key date monitoring.

 

7. Manages Broker Opinion of Price/Value requests.

 

8. Abstraction of leases and associated documents into Apex. Tenant improvement allowance package preparation, distribution, tracking and invoicing.

 

9. This position performs all functions related to the acquisition, disposition, and administration of properties leased by the company and of properties that the company leases to tenants. Interacts daily with internal business units, planning and strategy, finance, construction and development, facilities management, legal and central accounting leaders and staff. Interacts daily with external real estate and property management brokers, landlords, tenants and subtenants. The successful candidate will have a basic understanding of real estate financials, fair market value assessment, and the ability to negotiate financial outcomes in the best interest of the company.

 

MINIMUM QUALIFICATIONS

 

This position requires knowledge normally associated with completion of a Bachelor’s Degree (or equivalent experience) in real estate, business administration, finance, or related area.

 

The position also requires skills and abilities typically attained with three years of experience in commercial real estate, property management, lease administration or related fields. Must possess analytical skills, the ability to interpret commercial leases and related documentation, excellent verbal and written communication skills, and demonstrated organizational skills. Must be detail oriented and able to process work quickly, accurately and with changing priorities.

 

Must be proficient with commonly used office software and have the ability to quickly develop proficiency with new software programs.

 

PREFERRED QUALIFICATIONS

 

Commercial brokerage / transaction management, property management, accounting / finance, and experience with portfolio management software helpful.

 

Additional related education and/or experience preferred.
