Description


USAA Real Estate is currently seeking an Associate -or- Senior Associate to join the Investments Team at our office in San Antonio, TX. Duties and responsibilities will include but are not limited to the following:

Work closely with Head of Investments and Regional Investment Teams in evaluating acquisitions, developments, and structured finance opportunities across all major asset classes. The Associate -or- Senior Associate is also responsible for all underwriting and due diligence analysis as well as other responsibilities in connection with the closing of investment opportunities including preparation of the Real Estate Investment Committee memorandum due diligence coordination with both internal and external parties, coordination with legal and accounting, and other quantitative ad hoc projects that may arise.

 

Essential Duties:

  • Prepare detailed real estate financial analyses and modeling, develop models to compare alternative investments, create analyses to underwrite various positions within the capital stack.
  • Research, aggregate, compile, and incorporate market information into prudent modeling assumptions across geography, asset class, and risk profile.
  • Assist with the preparation and writing of executive summaries, investment briefs, due diligence memos and ad hoc memos related to potential investment opportunities which will be presented to both internal and external executive investment members.
  • Coordinate, compile, review and summarize all relevant materials related to both investment opportunities and market intel
  • Assist in aggregating and compiling materials for external co-investment partners. 
  • Assist in the underwriting, formation and structuring of equity, debt, and structured finance investment transactions across various asset classes and geographies.
  • Work with and assist the Capital Markets group with debt financing, investment pro-formas, and lender due diligence requirements.
  • Work with and assist in public and/or private REIT M&A opportunities as well as strategic equity and structured finance recapitalizations.
  • Upon closing of an investment, coordinate with Portfolio Management and Asset Management departments to ensure internal transfer complies with existing process.
  • Contribute to the improvement of existing processes and promote the adoption of best practices across the transaction lifecycle.
  • Assist with the enhancement and maintenance of Real Estate Investments master financial models
  • Assist with the training of new and existing Analysts.   
  • Perform other essential duties as assigned.

Minimum Qualifications:

  • Bachelor’s Degree in Real Estate, Finance, Accounting, Business, or a related field.
  • 2+ years of relevant analysis experience in investment banking, real estate private equity and/or real estate finance.
  • Ability to work on-site in the San Antonio office and show proof of vaccination.
  • Qualifications may warrant placement in a different job title.

  • Strong proficiency with Microsoft Excel and PowerPoint. Working knowledge of Argus is preferred.
