The Company

Dakota Enterprises, LLC (“Dakota”) is a vertically integrated real estate development company focused on multifamily development and asset growth. The firm owns, develops, builds, and manages its assets. It was founded in 2007 and is based in Houston, Texas where all its assets are located. Dakota is hiring this position to support its growth with an annual pipeline of three multifamily construction projects.

 

Qualifications (required):

  • A minimum of fifteen (15) years related experience in construction in Texas (preferably in Houston)
  • Experience in wood frame or high-rise multifamily; five (5) years or more preferred
  • Bachelor’s degree with an emphasis in construction management or another related field required
  • Ability to read and interpret plans required
  • Ability to work on multiple projects simultaneously and attention to detail required
  • Experience with Microsoft Project; Procore preferred

Responsibilities:

As the Vice President / Director of Construction, you will manage all activities associated with the construction of our multifamily projects. Responsibilities include:

  • Manage multi-family construction projects from pre-construction to project close-out. Responsible to plan, schedule, organize, manage, and control construction projects.
  • Manage projects beginning with coordination with development team, architects, and consultants, to buy-out, scopes and subcontractor contracts, to managing project managers, onsite superintendents and overall project completion.
  • Additional job responsibilities are to manage preliminary budgeting, bidding, scheduling, estimating, value engineering, permitting, subcontractor selection & buyout, drafting subcontracts & scopes of work, shop drawing review & coordination, product expediting, subcontractor coordination, cost control, submittals, RFIs, negotiation of change orders with subcontractors, and project close-out.
  • Responsible to lead and manage our construction team as well as hire additional construction team to handle growth.
  • Manage and coordinate internal and external project team members from various disciplines including architects, engineers, consultants, contractors, suppliers, etc.
  • Manage, schedule, and track material deliveries.
  • Responsible to manage subcontractor pay applications, general contractor draw, project cost controls, and final close-out.
  • Plan and prepare construction schedules and monitor progress against established schedules.
  • Prepare contracts and exhibits and negotiate revisions to contractual agreements with consultants, suppliers, and subcontractors.
  • Perform plan reviews, facilitate plan submission, secure permits, as well as receive certificates of occupancy.
  • Prepare monthly reports to accurately communicate budget, schedule, project controls, and overall project progress.
  • Assist development team on entitlement processes, geotechnical, environmental, zoning, traffic, code review, accessibility, civil, architects, structural, MEP/FP, etc.
  • Participate in internal project team meetings with construction that include agendas, meeting minutes, and provide feedback for executives / ownership.
  • Work closely with property operations to deliver projects.
  • Be highly organized, detail oriented, and thorough in all aspects of the work.
  • Use of Outlook, Excel, Word, and construction software.
