Job Summary

Park Madison Partners (“PMP”) is seeking a bright and highly motivated real estate Analyst/Associate to join its rapidly growing investment platform on the Capital Advisory team. This person will play an integral role in direct secondary transactions including portfolio recapitalizations, fund restructurings, seeded programmatic joint ventures, and other creative capitalization strategies and structures.

Job Description

The selected candidate will play a vital role in closing sophisticated real estate equity transactions in which we advise our clients in forming new investor partnerships that bring fresh capital to realize the full potential market value of the assets. The Capital Advisory team is responsible for underwriting, structuring, modeling, and marketing specified pools of assets to institutional investors globally. The Analyst/Associate will be a key supporter along every step of this process. This is a highly analytical role that provides an opportunity to develop a broad range of financial expertise, institutional real estate underwriting, due diligence, writing, and fundraising skills. It provides deep and extensive exposure to the most innovative real estate operators, developers, and fund managers in the US, along with some of the largest and most sophisticated institutional investors in the world, including public and private pension funds, sovereign wealth funds, private equity asset managers and insurance companies.

 

The ideal candidate should have a strong foundational knowledge of financial analysis, modeling, valuation, financials, underwriting and structuring concepts. Analyst/Associate responsibilities will include:

  • Working directly with principals on Capital Advisory assignments
  • Creating and maintaining sophisticated portfolio models using both Excel and Argus, including building cash flows, supporting assumptions, scenario analysis, and partnership terms to incorporate various types of promote and incentive structures
  • Performing property, operator, and fund-level due diligence on existing and prospective new clients
  • Working alongside PMP’s Project Management team to assist with the creation of detailed investment offering materials, which include asset summaries, business plan summaries, market summaries, and sponsor overviews
  • Conducting market research and perform detailed analysis relating to specific property types, geographies, strategies, and structures
  • Reviewing and generating insightful and concise responses to due diligence inquiries from investors
  • Participate in strategy conversations regarding growing the business, portfolio construction and determining asset values

Qualifications

  • Bachelor’s Degree
  • Two to five years’ experience in commercial real estate finance, investment, brokerage, or investment banking
  • Excellent communication and analytical skills
  • Experience with CRE research and modeling tools: Excel (advanced), Argus, CoStar, Real Capital Analytics, etc.
  • Entrepreneurial approach which entails working both independently and among a team, pitching and supporting new ideas or approaches, and taking on multiple and varied responsibilities concurrently
  • Series 7 or 82 licensing a plus but not required
