Responsibilities

As an Estimating Manager with Hines, you will will report to the Senior Manager, Preconstruction Services and Vice President, Conceptual Construction and will be a member of one of the key central resource groups reporting to the President and Chairman. The PSM will work closely with the Senior Manager and Vice President and the other team members to acquire, assimilate, and manage data related to projects from conception through the completion of the preconstruction phase. The Estimating Manager will assist in maintaining an existing database that includes construction costs, and scheduling information which is compiled from previous projects. The data will be utilized by the PSM to participate in creating a working model to assist the Conceptual Construction Group (CCG) when considering new projects. The Estimating Manager will be expected to assist in maintaining and developing new contacts with major contractors and subcontractors. In addition, the Estimating Manager will attend general contractor and subcontractor bid meetings and provide bid tabulations/analysis. The Estimating Manager will develop comparative information utilizing the database and create a more streamlined process through the utilization of historical data and a standardized financial model. Responsibilities include, but are not limited to:

  • Assist with managing the conceptual estimating process for our client's (both internal & external). There will be multiple projects that require attention at any given time.

  • Assist as an internal point person preparing data for responses to RFP's from both internal and external clients by providing budgetary cost data and construction schedules for proposals based on conceptual information.

  • Provide detailed cost data and schedule information of each project for the team members continuous review based on the analysis of cost & schedule data from multiple General Contractors and subcontractors.

  • Be available to participate in a thorough review of the project construction budget. In addition, the PSM must be able to understand the impact each construction budget has on the overall project and provide historical data as a comparison.

  • Occasionally attend contractor/subcontractor bid meetings.

  • Participate in the design and conceptual construction phases of all projects. In addition, maintain and constantly update all pertinent cost(s) and other relevant data associated with each project.

  • Be available (on-demand) to provide all support data as a resource to each team member.

  • Provide all data and details available specifically related to each project ensuring that projected schedules are attainable, and costs are accurate.

  • Assist in the evaluation of the alternative systems and details against a predetermined criterion comprised of such items as first cost, life cycle cost, impact on schedule, impact on net rentable area, etc.

  • Review and comment on checklist qualifications from contractors and consultants.

  • Assist with the standardization of budget formats on all projects allowing the data to then be inserted into a financial model.

  • Be available for telephone conferences and select design meetings as needed to determine the progress of each project and areas that require attention.

  • Be available for travel, as required, to support the Conceptual Construction Group.


    Qualifications

    Minimum Requirements include:

     

    • Bachelor's degree from an accredited institution.
    • Ten or more years' experience as an estimator involved with a major general contractor (or cost consulting firm).

    • Experience in providing cost data & schedule information on major projects, including renovation and high-rise construction.

    • Having experience in multifamily construction, senior living, industrial & tenant improvements will be an added bonus for this position (but not a requirement).

    • Ability to provide the project scope and cost from conceptual sketches or verbal information using experience and historical data.

    • Experience working for a recognized construction company or developer would provide added significance.

    • Computer literacy is essential for this role. A working knowledge of such programs and tools as Outlook, Excel, and Word is a requirement. Experience with On-Screen Take-off (or similar software) would be an added plus for this position.

    • Analytical skills are essential, combined with good communication skills, both oral and written.

    • A solid understanding and hands-on style of all aspects of preconstruction activity will be an added plus for this position.

    • Ability to utilize marketing and sales skills to successfully communicate a particular position or concern regarding costs or timing of a project is essential.
