Acquisitions Officer Industrial Outdoor Ventures(“IOV”) is a Chicago based real estate investment and development company that specializes in providing real estate solutions for critical supply chain infrastructure and heavier industrial users in major markets throughout the United States. IOV is focused on creating value for its tenants and investors through the acquisition, and long-term ownership of mission critical Industrial Service Facilities (“ISF”), which feature a significant outdoor storage component. Industrial Outdoor Ventures is owned and capitalized by the management team and a private, institutional investor.
IOV is a fast-paced, dynamic, real estate investment company with aggressive plans to acquire, develop and redevelop $100-$200M of assets annually. Position Summary
The Region Acquisitions Officer position will serve as a critical member of IOV’s acquisitions team reporting directly to the SVP of Development and Acquisitions. This individual will provide deal sourcing, financial modeling, deal underwriting and analysis, market research, transactional due diligence, and investment memorandums for all west coast related acquisitions.
We are looking for (3) dynamic individuals to fill this role in each of our markets:
• Central (Dallas / Ft. Worth) - The individual will focus on specific markets and ideally be based in either Dallas or Ft. Worth. Travel within the region is required. Specifically, Chicago, Indianapolis, Nashville, Houston, and Dallas metro.
• West Coast - The individual will focus on specific markets and ideally be based in either Denver, Phoenix, or the Inland Empire. Travel within the region is required. Specifically, Denver, Phoenix, Reno, LA, Inland Empire, Salt Lake City.
• Southeast Region - The individual will focus on specific markets and ideally be based in Atlanta. Travel within the region is required. Specifically, Atlanta, Orlando, Jacksonville, South Florida, Charleston, Savannah, Charlotte.
This position is highly entrepreneurial and will require an individual to be self-motivated. The individual will have support both from an analyst and regional construction manager.
Key Responsibilities include:
• Develop and maintain relationships with industry professionals including but not limited to brokers, sellers, tenants, architects, engineers, debt providers, etc.
• Source acquisition opportunities that fit within IOV’s investment thesis within the specific targeted region
• Prepare acquisition financial models, investment presentations, deal summary memorandums, market research, etc.
• Evaluate local market drivers including supply, demand, demographics, rental absorption trends, cap rates, and comparable sales data
• Perform due diligence activities
• Assist in valuation process, including updating models and presenting results
• Assist with the training and development of the assigned Analyst
Basic Qualifications
• 3+ years of related experience in the commercial real estate industry
• BA/BS degree from an accredited college / university
• Effective verbal and written communication abilities
• Self-starter able to track down and analyze information and overcome obstacles to accomplish objectives
• Flexibility to work on multiple deals and to prioritize without intensive direction from supervisors
• Ability to work effectively / collaboratively across the organization
• Capability to independently underwrite real estate acquisition opportunities
• Track record of executing in a timely manner given the transaction-oriented nature of the role
