Job Description

The CIO will play a leadership role in capital allocation and have accountability for value creation.  They will oversee all new investment activity, spanning acquisitions of land for development, and income producing properties. Additionally, they will manage or co-manage asset management and all capital markets activities. 


Furthermore, the CIO will be responsible for building and developing the acquisitions, asset management, and capital markets teams, respectively. And broadly speaking, the CIO will be a change agent within the firm tasked with a leadership role in maintaining morale and building conviction for the business across the board


The CIO will report directly to the CEO. 


Acquisitions

  • Lead client's expansion into new markets and product types

  • Assist Chairman & CEO with other strategic growth initiatives

  • Institute a formal, quasi-institutional workstream process for the investment process

  • Lead and manage detailed underwriting and due diligence at the market and property level and structuring analysis of potential investments

  • Prepare and present memorandums outlining and substantiating potential investments 

  • Lead all communications and negotiate investment terms with outside parties

  • Work with legal counsel to close real estate transactions

  • Have regular interaction with joint venture partners to monitor performance of current investments and analyze future joint ventures

  • Cultivate and grow base of relationships with brokers, sellers, and sell-side participants. 

  • Source new deals and strategically work with a variety of sources to identify opportunities

  • Serve as a key spokesperson for the investment function both internally and externally. Serve as ambassador for the organization with key stakeholders


Capital Markets

  • First and foremost, in conjunction with CEO’s input, author a comprehensive plan to address the current and future capitalization strategy and needs of the firm to ensure continued growth

  • Institute a formal, quasi-institutional workstream process for fundraising and investor relations 

  • Originate and develop institutional and non-institutional LP relationships

  • Develop new and pursue existing corporate, product and investor engagement strategies (stakeholder mapping and monitoring, roadshows, market intelligence, feedback analysis)

  • Drive external capital markets relationships, including with third party placement or service providers, administrators and industry bodies

  • Support preparation of written materials for investors, including pitchbooks, teasers, investor DDQs, operational due diligence and other related documentation or investor requests, leveraging industry expertise to guide messaging as appropriate for the target investor base

  • Establishment of reporting requirements for new clients and monitoring of reporting content vs. stakeholder needs

  • Collaboration with the firm's stakeholders across platforms, maintenance of strong working relationships internally, including with investment and finance teams and support for the team for broader group integration


Asset Management

  • Institute a formal, quasi-institutional workstream process for the asset management function

  • Identify, create, recommend and execute business plans for the assets

  • Oversee investment performance in relation to business plan targets by analyzing financial reporting, performing regular site visits, and serving as an expert on local market conditions

  • Oversee capital expenditures, lease proposals, refinancings, and other major decisions and prepare recommendations to the investment committee accordingly

  • Oversee internal monthly and quarterly reporting, and develop and maintain financial projection and valuation models in Excel

  • Analyzes and assists in leasing and capital project decisions

  • General market understanding for assigned assets - collects market information; in particular, competitive lease and sales transaction information – and meets with leasing and sales brokers periodically

  • Support investment restructurings, sales and asset financings strategies

  • Lead asset management and capital allocation to strategically shape the direction of the portfolio in collaboration with the broader leadership team.
