SUMMARY

Sentinel Management Inc. is a growing full service commercial property management company headquartered in Longmont.  We are one of the premier management companies in the area and looking for a qualified person to join our team so that we can grow together.  Sentinel currently manages properties in the Broomfield, Boulder and Longmont area for out of state owners totaling over 1.5m sf.

 

This key position will perform day-to-day property management activities for our commercial buildings, including but not limited to, property maintenance, collections, tenant relations, property budgets, support to leasing/re-leasing, reporting, tenant improvement activities and property appearance and condition.  Responsible for overseeing the daily physical and financial operations of the building(s).

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned which are necessary for the smooth and continued operations of the company.

 

  • Prepare annual operating budget, including the capital budget.  Review portions of budget supplied by other departments.

 

  • Review monthly operating reports, accounts payable and financial statements, reconcile occupancy reports, and prepare financial footnotes with explanatory text on a quarterly basis.

 

  • Prepare reports, summaries and complete special projects as periodically requested by management.

 

  • Coordinate expenditure bidding, processing and reporting of contracted services, purchase order requests, tenant billable requests within approved budgets.

 

  • Coordinate tenant move-ins and move-outs.  Assist tenants in making moving arrangements and review the building and regulations with tenant and tenant’s moving contractor.

 

  • Perform project management functions related to tenant construction and property capital projects consistent with local codes.  Manage tenant work in compliance with leases and work letter agreements to ensure tenant acceptance, timely completion, and occupancy and rent commencement.

 

  • Routinely manage on-site personnel either directly or through others, including employment interviews employee development, training, motivation; and evaluation.

 

  • Establish, monitor, and enforce operating policies and procedures, work schedules and working hours for building employees.

 

  • Regularly direct employees or contractors who perform maintenance and repair work, judging work performance, adherence to specifications, and observance of safety regulations and building rules relating to contractors and vendors.

 

  • Conduct regularly scheduled and unscheduled on-site inspections of common areas, tenant spaces, vacant spaces, mechanical rooms, roofs, exterior perimeter, and other areas.  Make appropriate repairs, changes, alterations, etc. as deemed necessary.

 

  • Establish and maintain open relationships with tenants and occupants ensuring that all services and needs are met and in compliance with leases.  Conduct periodic visits, inspections and surveys and develop and maintain effective tenant retention programs.

 

  • Plan for, react to, and assist with unexpected or infrequent items or events such as emergencies, inclement weather, tenant lock-outs, public relations events, major renovations, civil disturbances, government regulations, etc.

 

  • Perform other duties as assigned.

EDUCATION AND EXPERIENCE

Bachelor’s Degree (B.A.), 3+ years commercial property management experience with a strong background in all areas of operation, construction, accounting, budgets and administration associated with commercial real estate.

 

LANGUAGE SKILLS

Ability to read, analyze, and interpret the most complex documents. Ability to respond effectively to the most sensitive inquiries or complaints. Ability to write speeches and articles using original or innovative techniques or style. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management, public groups, and/or boards of directors.

 

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, areas, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

 

REASONING ABILITY

Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems. Ability to deal with a variety of abstract and concrete variables.

 

OTHER SKILLS AND ABILITIES

Ability to operate various office equipment such as fax machines, copiers, 10-key calculator, and printers. Excellent computer skills, familiar with Microsoft Word and Excel.  CTI experience is preferred. Must have the ability to work with others, the ability to follow direction from management, and the ability to follow workplace procedures.

TRAVEL

This position may require travel to and from various Sentinel managed locations and other sites.  It may require expedient travel methods to include aircraft, rental cars, and use of personal automobile.  Estimated travel demands: 0-10% of time.  (The percentage would change depending on the position).

 

COMPENSATION

The compensation for this position will be industry conforming and consistent with experience and qualifications.   Sentinel Management provides personal time off, health insurance and a 401k program.
