Leasing Associate

Scout Cold Logistics is a real estate investment and development firm dedicated to cold warehousing infrastructure. The company invests in cold storage logistics and food production facilities throughout the United States. The company deploys capital through its dedicated investment fund. Scout is headquartered in Coral Gables, FL.

GENERAL JOB SUMMARY: 

The Leasing Associate will be an integral part of the entrepreneurial team creating value at Scout Cold by generating new customers and broker relationships, nurturing and growing these relationships to generate opportunities, and negotiating and executing leases in Scout properties.  The main functions of the job will be creatively sourcing customers, introducing Scout and its cold properties to potential customers and brokers, and preparing leasing proposals, financial analysis, presentations and other transactional support efforts.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Fully understand and be able to effectively present Scout and our cold storage properties to brokers and companies.
• Define target customers and brokers, introduce Scout, set meetings with the goal of fully understanding the customer´s business and real estate requirements and how Scout can fill those needs.
• Prepare leasing proposals to customers, then negotiate and close lease transactions.
• Perform credit analysis of prospective tenants.
• Prepare leasing reporting and presentations to Scout stakeholders.
• Research industrial market information, including lease and sale comparables for various sized transactions in key logistics markets, as well as development and leasing competition, and maintain updated databases of all.
• Handle myriad of real estate leasing support tasks, including updating marketing materials, processing commission payments, graphics creation, task tracking, preparation for weekly meetings, editing documents, drafting and routing approval memos, and organizing and updating project documents.
• Prepare of investment memos summarizing leasing transactions and a variety of other reports.
• Support lease contract preparation and internal transaction approval documentation.
• Drafting and tracking lease obligation documentation to ensure all Scout obligations to customers are met.
• Coordinate construction, design, legal and development teams to ensure congruent information and consistency.
• Assist with other tasks such as tracking tenant improvements, answering new customer inquiries and responding to requests for information from investors, lenders, vendors and other stakeholders.
• Other duties as assigned.

EDUCATION AND/OR EXPERIENCE: 

• Bachelor's degree from four-year college or university
• 5-10 years real estate brokerage and/or transaction experience is required, as is a demonstrated interest in the commercial real estate industry
• MBA desired

LANGUAGE SKILLS: 

• Verbal and written fluency in English is required and Spanish is preferred.
• Ability to write corporate reports, transaction summaries and other documents
• Ability to effectively represent and present information to corporate managers, brokers, investors, lenders and public groups. 
• Ability to succinctly summarize transactions, issues and solutions for Scout stakeholders
• Ability to respond to common inquiries from customers and members of the business community.

COMPUTER SKILLS: 

Proficiency in Microsoft Word, Power Point and Excel and Outlook is required

CERTIFICATES, LICENSES, REGISTRATIONS:

None required, but a Real Estate license is preferred

OTHER SKILLS, ABILITIES AND QUALIFICATIONS:

• Strong sales skills required.  Ability and desire to cold call, source customers, negotiate and close transactions. 
• Ability to listen to customers, understand their needs and describe how Scout can help meet those needs.
• The ability to work independently, meet deadlines and juggle multiple projects in an entrepreneurial and high-stress environment is critical
• Good communication skills, flexibility and detail-orientation with the ability to see and understand the big picture
• Accountability, dependability, integrity and ambition are keys to success in this position
• Demonstrates teamwork, knowledge-sharing and maintaining relationships
• Customer service, analytical and problem-solving skills are required
